Job Summary
This role supports the identification, evaluation, and execution of new property development opportunities for long-term growth. It focuses on land acquisition, joint ventures, project feasibility, deal structuring, and strategic partnerships, managing opportunities from sourcing to handover to the development team.
Key Responsibilities
- Identify, evaluate, and source new land, development, investment, and partnership opportunities.
- Build and maintain a pipeline of potential residential, commercial, industrial, township, and mixed-development projects.
- Develop relationships with landowners, brokers, consultants, government agencies, financial institutions, and potential business partners.
- Monitor market trends, infrastructure developments, competitor activities, and emerging growth locations.
- Lead preliminary assessment and conduct financial, commercial, and development feasibility studies for land acquisitions.
- Review land status, title conditions, planning requirements, development restrictions, and potential project risks.
- Coordinate legal, technical, planning, valuation, financial, and commercial due diligence.
- Recommend suitable acquisition, joint-venture, or partnership structures.
- Participate in negotiations with landowners, joint-venture partners, government bodies, and other stakeholders.
- Work closely with internal legal and finance teams on term sheets, letters of offer, sale and purchase agreements, and joint-venture agreements.
- Prepare investment proposals, management papers, and presentations for senior management and board approval.
- Manage the transaction process and ensure agreed commercial terms, timelines, and conditions are properly fulfilled.
- Collaborate with internal teams (project development, planning, finance, legal, sales, marketing, technical) to determine the most suitable development strategy.
- Support the preparation of preliminary development concepts, product positioning, and project implementation plans.
- Facilitate the handover of approved opportunities to the relevant development and project teams.
- Track the progress of acquired land and approved business-development initiatives.
- Lead, guide, and develop members of the business-development team.
- Manage external consultants, valuers, planners, lawyers, and other professional advisers.
- Present recommendations, risks, and commercial findings clearly to senior management.
- Establish effective working relationships with internal and external stakeholders.
- Ensure all business-development activities comply with the Group’s governance, approval, and risk-management requirements.
Requirements
- Bachelor’s degree in Real Estate, Property Development, Finance, Business, Economics, Engineering, Quantity Surveying, Urban Planning, or a related discipline.
- 10–15 years of relevant experience, preferably in property development, land acquisition, real estate investment, or corporate business development.
- At least 3–5 years of experience in a senior management or team-leadership capacity.
- Strong experience evaluating land, development projects, joint ventures, or investment opportunities.
- Good understanding of property development processes, land matters, planning requirements, and statutory approvals in Malaysia.
- Strong financial analysis and feasibility modelling capabilities.
- Demonstrated experience in commercial negotiation, due diligence, and transaction execution.
- Strong communication, presentation, and stakeholder management skills.
- Commercially driven, analytical, and capable of balancing growth opportunities against financial and development risks.
- Ability to work independently, manage multiple opportunities, and operate effectively in a fast-paced environment.
