General Manager

 Job Description:

About the Role

We are seeking a highly capable and visionary General Manager to lead the planning, development, and construction of industrial park projects in Malaysia. This is a key leadership role responsible for driving the entire project lifecycle—from master planning and infrastructure development to delivery and handover of ready-built factories, build-to-suit facilities, and industrial lots.

The ideal candidate must have strong experience in large-scale land development, industrial infrastructure, and stakeholder management, with the ability to balance commercial viability, operational efficiency, and regulatory compliance.

Key Responsibilities

1. Master Planning & Design Coordination

  • Lead the master planning and conceptual design of industrial parks in collaboration with planners, engineers, and architects.
  • Ensure that infrastructure planning (roads, drainage, sewerage, utilities, TNB substations, water supply) aligns with project feasibility and market needs.
  • Oversee all authority submissions and approvals (planning, earthworks, infrastructure, building plans) with relevant agencies.

2. Project Delivery & Construction Management

  • Take full ownership of project execution, from earthworks and infrastructure installation to factory construction and handover.
  • Monitor construction progress, quality standards, and safety protocols across all phases.
  • Ensure timely delivery of industrial lots, ready-built factories, and built-to-suit facilities.

3. Commercial & Cost Control

  • Oversee project budgeting, cost estimation, and cash flow forecasting.
  • Review tender recommendations, contract awards, and variation orders to ensure commercial viability.
  • Monitor procurement strategies to ensure alignment with project timelines and quality expectations.

4. Stakeholder & Team Leadership

  • Lead and coordinate internal teams including project managers, engineers, planners, and contracts personnel.
  • Liaise with external stakeholders—consultants, contractors, utility providers, government agencies, and joint venture partners.
  • Foster a collaborative, results-oriented culture focused on delivery excellence and operational efficiency.

Key Requirements

  • Bachelor's Degree in Civil Engineering, Construction Management, Architecture, or a related field.
  • Minimum 10–15 years of experience in the construction and property development industry, with at least 5 years in a senior leadership role.
  • Proven track record in delivering industrial parks, large-scale infrastructure projects, or factory developments in Malaysia.
  • Strong understanding of land development, infrastructure design, authority submissions, and construction methodologies.
  • Hands-on experience in project planning, budgeting, contract administration, and site execution.
  • Excellent leadership, communication, and stakeholder management skills.
