General Manager – Design & Planning

About the Role
We are looking for a visionary General Manager to lead the strategic design and master planning of our diverse development portfolio. This is a front-end leadership role focused on project inception, conceptual excellence, and planning feasibility.
Unlike traditional delivery roles, this position prioritizes design intelligence and planning strategy over on-site construction implementation. You will be the architect of our project blueprints, ensuring our townships and high-rise developments are market-leading, regulatory-compliant, and commercially viable before they ever hit the ground.
Key Responsibilities
1. Strategic Design & Master Planning
- Lead the conceptualization of large-scale townships and integrated mixed-use high-rise developments.
- Drive "Design Excellence" by collaborating with top-tier architects and consultants to create innovative, functional, and aesthetic spaces.
- Ensure all master plans optimize land use and align with long-term commercial goals.
2. Feasibility & Regulatory Strategy
- Bridge the gap between creative design and financial reality by ensuring all concepts are aligned with project feasibility and market demand.
- Spearhead the authority submission strategy, overseeing the approval process (KM/BP) with DBKL and other relevant local authorities.
- Ensure total compliance with planning standards while pushing the boundaries of modern urban development.
3. Commercial Alignment
- Work with finance and contract teams to ensure design schemes fit within the targeted GDV (Gross Development Value) and budget parameters.
- Evaluate technical proposals to ensure the best balance between design quality and cost efficiency.
4. Leadership & Stakeholder Management
- Lead a multi-disciplinary "front-end" team of designers, planners, and engineers.
- Act as the primary technical point of contact for external consultants and joint venture partners.
Key Requirements
- Education: Bachelor’s Degree in Architecture or a related field (Town Planning/Urban Design).
- Experience: Minimum 10–15 years in property development, with a heavy focus on the design and planning phase.
- Project Expertise: A proven track record in both Township Master Planning and Mixed-Use/High-Rise developments in Malaysia.
- Authority Knowledge: Deep familiarity with Malaysian planning bylaws and the authority submission lifecycle.
- The "Developer Mindset": Strong commercial acumen—understanding how design choices impact the bottom line.
- Leadership: Ability to mentor a team and influence stakeholders without needing to be on a construction site.
