General Manager / Senior Director - Design Strategy & Planning
Job Description:
This is a rare, high-impact leadership role where your architectural expertise will directly determine the commercial and creative success of our landmark projects. You will own the design strategy from conception, optimizing every aspect of feasibility and planning to transform visionary concepts into maximized, approved, and buildable realities. You will have the mandate to build and inspire a best-in-class planning team.
Key Responsibilities:
Design & Strategic Leadership:
- Formulate and lead the overall design strategy and master planning for high-rise, mixed-development projects.
- Drive plot ratio optimization and design innovation to maximize project value and feasibility, leveraging creative solutions (e.g., integrated social spaces) to secure superior development approvals.
- Oversee the entire upstream design lifecycle, from initial concept, feasibility studies, and authority engagement to detailed design development and tender readiness.
- Serve as the ultimate technical authority, ensuring all designs meet the highest standards of creativity, compliance, and commercial viability.
Stakeholder & Authority Management:
- Act as the primary lead in all engagements with local authorities (DBKL, etc.), expertly navigating the approval process to secure all necessary planning permits.
- Present and justify design strategies compellingly to internal executives, external partners, and regulatory bodies.
Team Development & Execution:
- Build, mentor, and lead a high-performing team of design, planning, and project management professionals.
- Foster a culture of excellence, innovation, and collaboration within the team and across downstream implementation functions.
Requirements:
- A Degree in Architecture, accredited by the Board of Architects (LAM). A Master's degree is a plus.
- Minimum 15 years of progressive experience in property development, with a proven track record in leading the upstream design, planning, and approval strategy for large-scale, high-rise mixed developments.
- Deep, current expertise in KL planning regulations, submission procedures, and a demonstrable history of successful plot ratio optimization.
- A strategic portfolio showcasing innovative design solutions that enhanced project feasibility and value.
- Outstanding leadership, communication, and negotiation skills, with the ability to influence at all levels.
