General Manager

 Job Description:

Job Summary:

We are seeking a General Manager for a large-scale property in Malaysia, who will be fully responsible for the operations, maintenance, and management of high-rise/large-scale buildings in Malaysia. This leadership role is designed to ensure smooth daily operations, regulatory compliance, tenant satisfaction, and cost-effectiveness. The General Manager will report directly to the Executive Board and lead a cross-functional team.

Key Responsibilities:

  • Develop and implement operational strategies for building maintenance, security, HVAC systems, elevators, fire safety, and utilities in high-rise properties.
  • Manage budgets, procurement, vendor contracts, and capital improvement projects to optimize costs and efficiency.
  • Ensure compliance with local regulations (e.g., UBBL, CIDB standards), international best practices (e.g., ISO 41001), and sustainability initiatives like green building certifications.
  • Lead crisis management, emergency response planning, and risk assessments for high-rise environments.
  • Drive tenant relations, lease management, and occupancy optimization to maximize revenue.
  • Oversee a team of staff, including facility managers, engineers, and security personnel, fostering a culture of safety and innovation.
  • Monitor KPIs such as downtime, energy consumption, and resident feedback using data analytics tools.

Qualifications & Requirements:

  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field.
  • Minimum 10+ years in building operations/management, with 5+ years in high-rise/large-scale properties.
  • Strong knowledge of Malaysian building codes, OSHA standards, and high-rise-specific challenges (e.g., vertical transportation, MEP systems).
  • Preference for Malaysian nationals with overseas experience in markets like Singapore, Middle East, Australia, or Europe – demonstrating adaptability to diverse regulatory and cultural contexts.
  • Certifications such as CFM, FMP, or PMP are highly desirable.

Skills & Competencies:

  • Exceptional leadership and stakeholder management skills.
  • Proficiency in facilities software (e.g., IBM Maximo, Archibus) and Microsoft Office Suite.
  • Excellent communication in English and Bahasa Malaysia; multilingual abilities a plus.
  • Ability to thrive in fast-paced, high-stakes environments.
