Our client is a well-established, publicly listed Malaysian conglomerate with a diversified portfolio spanning property development, construction, and various strategic investments.

Role Overview:

The Property CEO will be a visionary and results-driven leader responsible for the overall strategic direction, operational excellence, and profitable growth of our client's property development and construction divisions. This executive will drive market expansion, project innovation, and ensure the successful delivery of diverse real estate projects, aligning with corporate objectives and stakeholder expectations.

Key Responsibilities:

  • Strategic Leadership & Growth: Develop and execute comprehensive business strategies for the property development and construction sectors, identifying new market opportunities, land bank acquisitions, and strategic partnerships to expand the portfolio.
  • Project Lifecycle Management: Oversee the entire property development lifecycle from conceptualization, feasibility studies, master planning, design management, regulatory approvals, construction management, sales and marketing, to project handover and defect liability management.
  • Financial Performance & Investment: Drive revenue growth, optimize profitability, and manage financial performance across all property and construction projects. This includes rigorous budget control, financial forecasting, investment appraisal, and securing project financing.
  • Operational Excellence & Quality Assurance: Implement best-in-class project management methodologies, construction practices (e.g., Industrialised Building System - IBS, Building Information Modeling - BIM), quality control protocols, and robust safety standards across all sites.
  • Stakeholder & Regulatory Engagement: Cultivate strong relationships with government bodies, regulatory authorities (e.g., local councils, CIDB), financial institutions, joint venture partners, consultants, contractors, and key customers. Ensure strict compliance with all relevant building codes, environmental regulations, and corporate governance standards.
  • Market & Product Innovation: Monitor market trends, competitor activities, and customer preferences to drive product innovation, integrate smart home technologies, and champion sustainable development practices (e.g., Green Building Index - GBI, LEED certifications).
  • Team Leadership & Development: Build, mentor, and lead high-performing, multi-disciplinary teams across project management, design, engineering, sales, marketing, and property management functions, fostering a culture of accountability and excellence.
  • Risk Management: Proactively identify, assess, and mitigate commercial, operational, regulatory, and financial risks associated with large-scale property and construction projects.

Requirements:

  • Experience:
  • Minimum of 15-20 years of progressive leadership experience in the property development and construction industry, with at least 7-10 years in a senior executive or CEO-level role within a reputable developer or construction conglomerate.
  • Proven track record of successfully delivering large-scale, complex projects such as integrated townships, high-rise residential/commercial developments, and mixed-use properties in Malaysia.
  • Experience operating within a publicly listed company environment, demonstrating a strong understanding of corporate governance, public reporting, and investor relations.
  • Education:
  • Bachelor's degree in Civil Engineering, Architecture, Quantity Surveying, Real Estate, Property Management, or Business Administration.
  • An MBA or Master's degree in a related field is highly advantageous.
  • Skills & Knowledge:
  • Deep expertise in the full property development lifecycle, construction methodologies, project financing, real estate economics, and market dynamics specific to Malaysia.
  • Strong understanding of local planning laws, building regulations, and environmental compliance requirements.
  • Proficiency in financial modeling, investment analysis, and risk management frameworks for real estate projects.
  • Familiarity with modern construction technologies (e.g., BIM, IBS, smart building systems) and sustainable building practices.
  • Exceptional strategic thinking, business development, negotiation, and stakeholder management capabilities.
  • Demonstrated ability to lead, inspire, and develop large, diverse teams towards achieving ambitious goals.
  • Excellent communication, presentation, and interpersonal skills, with fluency in English and Bahasa Malaysia.
  • Certifications (Desirable):
  • Professional registration with relevant bodies (e.g., Board of Engineers Malaysia, Board of Architects Malaysia, Royal Institution of Surveyors Malaysia) is a plus.
  • Green Building certifications (e.g., GBI Professional, LEED AP) are an advantage.
