Grade & Level: 2 Reporting Line: Sales & Marketing GM Function: Sales & Marketing

Role Summary:

The Sales Director is a pivotal and hands-on leadership position, responsible for driving and executing a robust sales strategy, coordinating with the Sales & Marketing GM. This role will be responsible for creating and communicating clear objectives for the sales and division team members while working with the executives to develop actionable business plans and goals.

Responsibilities include, but are not limited to:

Strategic Sales Planning:

  • Evaluating and maintaining a sales strategy.
  • Preparation and implementation of the annual sales plan in accordance with strategic company goals.
  • Developing and implementing comprehensive sales strategies and other promotional activities for various projects to create new markets and achieve targeted sales.
  • Searching for new strategies to increase sales of raw land, residential and commercial products, and villas.
  • Managing and developing the sales work mechanism in coordination with the Sales and Marketing GM to increase the targeted market share.
  • Following up on the annual sales plan by ensuring correct implementation and analyzing trends and results.
  • Setting sales targets by forecasting and developing annual sales quotas for regions and territories and forecasting expected sales volumes for existing and new projects.

Leading and Organizing Sales Teams:

  • Supervising the sales team and ensuring they understand the department's objectives, distributing goals across different regions and sectors.
  • Raising up to the management team about setting prices, payment methods, and other conditions for customers.
  • Providing guidance, training, and necessary support to team members to enhance their performance.
  • Creating fair and effective performance evaluation systems (KPIs) to ensure the desired results are achieved.
  • Identifying and implementing innovative methods to improve efficiency and achieve revenue growth.

Development and Implementation of Policies and Procedures:

  • Establishing sales policies and procedures to ensure efficiency and standardize business practices.
  • Enhancing collaboration with other departments such as marketing, customer service, and operations to ensure the integration of efforts.

Customer Relationship and Major Projects Management:

  • Maintaining a good relationship with key customers, signing promotional offer agreements in coordination with management, and working to significantly spread the brand and its presence in all targeted areas, in coordination with the Marketing Department.
  • Searching for new strategic relationships to increase sales of raw land, residential and commercial products.
  • Developing and driving sales initiatives to achieve set goals by mentoring and motivating the sales team.
  • Following up and confirming payment operations at scheduled times and as specified by approved contracts, notifying management of any payment delays, and adhering to the approved credit policy.
  • Forging strong connections with real estate agents and brokers.
  • Understanding and developing budgets, including expenditures, research and development appropriations, return-on-investment, and profit-loss projections.
  • Following up on the sales profitability rate in accordance with the strategic plan.
  • Following up on training needs, annual leave, and all the administrative affairs needs of a team.

Reports and Market and Competition Analysis:

  • Regular analysis of sales trends and coming up with sales techniques that target the right market with the right tools.
  • Preparing daily, monthly, and annual sales reports and presenting periodic reports to senior management that include a detailed analysis of the results and development suggestions.
  • Collecting information from competitors regarding prices, payment methods, real estate market growth, and conducting SWOT analysis for sales efforts and improvements.
  • Maintaining sales volume by tracking changing trends, economic indicators, competitor activities, supply and demand, conducting surveys, and submitting periodic reports on the activities of competing companies in the local market.
  • Using sales data to formulate effective strategic decisions.
  • Completing and following up on sales operational requirements by scheduling, assigning, and following up on employee work results.
  • Coordinating and working with Customer Experience & Marketing departments to develop the level of services and increase awareness and knowledge of the brand concept.
  • Performing any other tasks assigned by the line manager within the scope of work.

Qualifications:

  • Bachelor of Science in Business Administration or equivalent.
  • 15 years of relevant experience in a Real Estate Development Company.
  • Proficient in the use of Microsoft Office.
  • Experience in dealing with property management companies and offices and real estate marketing companies.
  • Strategic planning skills.
  • Data analysis skills.
  • Excellent ability to read, analyze, and communicate effectively, both verbally and in writing, in Arabic & English.
