Role Summary
As a Sales Manager - Residential, you will hold a pivotal leadership position responsible for leading and executing the residential project sales strategy. This role involves coordinating with the General Manager of Sales and Marketing, setting and communicating clear goals for the residential sales department, and supporting team members in developing actionable business plans and objectives.
Key Responsibilities
Your responsibilities will include, but are not limited to:
- Strategy and Policy Development:Participate in preparing and evaluating residential sales strategies and ensuring their application.
- Contribute to the formulation of residential sales policies to align with company objectives.
- Sales Management and Growth:Manage and develop residential project sales mechanisms in coordination with the Director General of Sales and Marketing to increase market share.
- Monitor the annual residential project sales plan, ensuring correct implementation, and analyzing trends and results.
- Set residential project sales targets by forecasting and developing annual sales quotas for regions and territories, and projecting sales volumes for existing and new projects.
- Seek and implement new strategies to boost residential project sales.
- Analyze residential project sales trends regularly and develop appropriate sales techniques.
- Team Leadership and Development:Supervise the residential sales team, ensuring they understand departmental objectives.
- Develop and drive residential sales initiatives by mentoring and motivating the sales team to achieve set goals.
- Set KPIs and primary tasks for the residential sales team, measure their performance, and follow up on achievement to enhance efficiency and productivity.
- Monitor training needs, annual leave, and all administrative affairs for the team.
- Complete and follow up on residential sales operational requirements by scheduling, assigning, and monitoring employee work results.
- Market Analysis and Customer Relations:Collect competitor information regarding prices, payment methods, and real estate market growth, and conduct SWOT analyses for sales efforts and improvements.
- Maintain strong relationships with key customers and facilitate promotional offer agreements in coordination with management.
- Work to significantly expand brand presence in all targeted areas, in coordination with the Marketing Department.
- Forge strong connections with real estate agents and brokers.
- Financial and Reporting:Raise issues with the management team regarding pricing, payment methods, and other customer conditions.
- Follow up and confirm payment operations according to schedules and approved contracts, notifying management of any delays and adhering to the company's credit policy.
- Understand and develop budgets, including expenditures, R&D appropriations, ROI, and profit-loss projections.
- Prepare daily, monthly, and annual residential project sales reports and establish action plans and strategies for the upcoming year.
- Maintain residential sales volume by tracking changing trends, economic indicators, competitor activities, supply and demand, conducting surveys, and submitting periodic reports on competitors' activities in the local market.
- Monitor the residential sales profitability rate in line with the company's strategic plan.
- Cross-functional Collaboration:Coordinate with Customer Experience and Marketing departments to enhance service levels and increase awareness and knowledge of the brand concept.
- Other:Perform any other tasks assigned by the direct manager within the scope of work.
Qualifications
- Bachelor's degree in Business Administration or equivalent.
- 5-7 years of relevant experience in a real estate development company.
- Proficiency in Microsoft Office Suite.
- Experience in dealing with property management companies and offices, as well as real estate marketing companies.
- Excellent ability to read, analyze, and communicate effectively, both verbally and in writing, in Arabic and English.
