General Manager - Outlet Villages

We are seeking an experienced General Manager (GM) to lead the development and long-term operations of our outlet village portfolio in Vietnam, including Factory Outlet, Mid-Tier Outlet, and Premium Outlet Village.

The GM will take ownership from concept and development stages covering strategic planning, design, tenant mix, and leasing through to operational management, ensuring each outlet meets international standards and delivers strong financial performance.

Key Responsibilities

Development Stage

  • Lead strategic planning, market positioning, and concept development for outlet villages.
  • Oversee feasibility studies, financial models, and ROI assessments to support investment decisions.
  • Collaborate with international consultants on design, layout, and master planning.
  • Develop tenant mix strategies, secure key anchor tenants, and negotiate with global/local brands.
  • Manage relationships with partners, consultants, and investors, ensuring project alignment with company's objectives.
  • Monitor budgets, CAPEX, and timelines, reporting progress directly to the CEO.

Operational Stage

  • Assume full P&L responsibility for the portfolio of outlet villages once operational.
  • Direct all operational functions, including leasing, tenant relations, retail operations, marketing, finance, and customer experience.
  • Build and lead a high-performing management team across leasing, operations, marketing, and finance.
  • Drive traffic and sales growth via tourism partnerships, loyalty programs, digital marketing, and brand collaborations.
  • Ensure best-in-class operational standards, aligned with leading international outlet operators.
  • Identify and execute expansion opportunities, including new phases and additional outlet sites.

Qualifications

  • 8+ years of experience in retail real estate, outlet development, or shopping center operations, including at least 5 years at a senior management level.
  • Proven success in delivering large-scale retail or outlet projects from development to operations.
  • Strong leasing network with international and domestic brands across luxury, premium, and mid-tier categories.
  • Demonstrated expertise in P&L ownership, CAPEX/OPEX management, and performance improvement.
  • Deep understanding of outlet/village formats and tourism-driven retail models.
  • International exposure (ASEAN, Europe, or North America experience preferred).
