Quantity Surveyor
Job Description:
Purpose of the role
Prepare cost estimates (including priced BOQs), plan and manage construction revenue & costs, and administer construction contracts.
Minimum requirements
- BSc or NDip (Quantity Surveying)
- At least 3 years related experience in a construction environment
Key responsibilities
Costing, budgets & cost control
- Prepare cost and labour estimates for projects, including a priced BOQ
- Maintain an accurate, up-to-date cash flow forecast
- Cost control and oversight of cash expenditure on the contract
- Produce monthly valuations/certifications (up-to-date measure of value of work)
Variations, extras & commercial management
- Measure and manage extras and VOs
- Negotiate rates for additional work/new items as required
Contract administration & compliance
- Ensure systems and controls for contract documents are in place and implemented
- Ensure contractual and commercial correctness, including:
- Review contract documentation and brief relevant parties
- Liaise with the Contracts Manager on contractual requirements and full compliance
- Align on the optimal commercial strategy for the contract
- Prepare pre-construction documentation and follow up signing of main contract documents
- Oversee, coordinate and consolidate claims submission/processing
- Ensure conclusion of key contract documentation (e.g., performance/advance/payment guarantees, insurance, etc.)
- Identify and submit insurance claims
Reporting, registers & controls
- Prepare accurate, timeous contract costing, reports and budgets, including:
- Monthly cost reports with reconciliations (cost sheets, plant costs, late costs)
- Waste control records and materials registers (concrete and bulk materials)
- Monthly cost of quality records (non-conformance)
- Monthly productivity control sheets (with Site Management and clerks)
- Updated budgets and forecasts
- Ensure subordinate staff maintain accurate asset and small tool registers
Payments & procurement admin
- Manage contract payments efficiently, including:
- Measure and process subcontractor payments timeously
- Measure and process labour-only subcontractor and supplier payments timeously
- Validate and approve creditor/supplier invoices and payments (with Contracts Manager)
- Strong records management (site records, instructions, correspondence)
- Evaluate suppliers/subcontractors; select additional suppliers/subcontractors for approved lists
- Approve bulk orders with Contracts Manager; approve subcontract & labour-only subcontract orders
- Ensure timeous, contractually correct ordering
Start-of-contract & tender analysis
- Analyse tender documentation and develop: buy-outs, site cost plan/allowable, profit/loss budgets, and cash flow at contract start
- Review estimates for selecting vendors/subcontractors and determine cost effectiveness
Key knowledge & standards (what you must bring)
- Understanding of contract law and insurances
- Strong QS fundamentals, including rate build-ups
- Basic financial reporting and cash management
- Understanding of construction methods and outputs, programming and scheduling
- Ability to monitor and manage performance of subordinate staff/teams (Performance Management compliance)
