The Maintenance Technician, Senior is responsible for the installation, inspection, troubleshooting, and maintenance of facility and commercial HVAC equipment.

Key Responsibilities:

  • Perform preventative maintenance on HVAC and refrigeration equipment.

  • Conduct scheduled inspections, troubleshooting, repairing, installing, and replacing HVAC and refrigeration systems.

  • Respond to environmental comfort calls and complete work orders daily.

  • Maintain and repair cooling tower equipment, boilers, water treatment, and corrosion control chemical dosing systems.

  • Oversee daily work orders and demonstrate leadership among assigned crew members.

  • Provide guidance to team members in a lead technician role.

  • Inspect facilities regularly to locate problems, troubleshoot, and repair heavy industrial equipment such as chillers, centrifuges, and HVAC systems.

  • Monitor HVAC systems through the Building Automation System (BAS).

  • Order supplies and parts to support maintenance operations.

  • Coordinate maintenance tasks with internal departments and external contractors.

  • Direct and inspect contractor service work on mechanical repairs.

  • Prepare and submit time reports on assistants/helpers for payroll.

  • Maintain records, work order files, and generate reports.

  • Attend staff meetings and conferences to exchange information.

This position is considered Essential Personnel and requires availability during declared emergencies and major weather events.

Minimum Training and Experience:

  • High school diploma or GED.

  • Three (3) years of relevant experience.

  • One (1) year of vocational/technical training in HVAC systems or refrigeration.

  • Equivalent combinations of training and experience may be considered.

Licensing, Certifications, and Other Requirements:

  • Valid drivers license within 30 days of hire.

  • Some assignments may require a Commercial Drivers License (CDL) with a satisfactory driving record.

  • Valid CFC certification from the Environmental Protection Agency.

Knowledge, Skills, and Abilities:

Knowledge of:

  • HVAC systems and equipment.

  • Carpentry and construction (bridges, boardwalks, fences, etc.).

  • Small engine repair and commercial mowing equipment.

  • Chemical usage and reactions.

  • Environmental science (biology, hydrology, geology, trees, etc.).

  • GIS and wayfinding systems.

  • Tools and equipment for construction, excavation, and facility maintenance.

Skills in:

  • Troubleshooting and closing work orders.

  • Communicating effectively with staff, contractors, and the public.

  • Completing supervisory and administrative duties.

  • Conducting inventory checks and ensuring vehicle readiness.

  • Maintaining equipment and machinery.

  • Snow removal and emergency response.

  • Safely operating construction and maintenance equipment.

  • Applying chemicals properly.
