Project Manager
About the job Project Manager
- Act as point of contact (POC) with Client after handoff from pre-construction. The Project Manager shall keep the customer's site representative up to date, including preparation and transmittal of all contracts required reporting.
- Know and meet the contract and all contract milestone and deliverables including required customer reporting; manage contractual obligations of PSR; enforcement of contracts requirements on client, PSR, subcontractors and vendors.
- Manage change order development-notice letters (determination) and handoff to director.
- Communicate frequently with clients. Lead monthly client meetings.
- Make sure client pay applications are issued timely on each payment milestone and coordinate directly with project accountant to get pay applications issued.
- Conduct internal weekly meetings providing detailed updates for all projects.
- Ensure that project schedules are updated and accurate; manage project schedule resequencing when required to recover from a schedule problem; add detail to schedules as needed to reflect the path to project completion.
- Closely track the progress toward and achievement of contract milestone dates. (Initial project schedule will be setup by preconstruction and handed off to Project Manager for construction).
- Make sure project field stalls have material, equipment, tools, labor, and other resources when needed. Review drawings and issue cogent comments.
- Review project takeoff before bulk material and subcontract buyout is executed.
- Assist project coordinator for setting up dumpsters, toilets, office, conex boxes, recycling, PPE, job board, fuel, SWPPP box, equipment supplier & general job mobilization; coordinate with project coordinator and site superintendent to order, manage and log equipment rental.
- Assist in local vendor and subcontractor sourcing in concert with procurement department.
- Manage job files for assigned projects (including ensuring detailed daily reports are posted daily).
- Manage permitting on assigned projects including all required inspections and closeout. Manage change orders (owner, subcontractors, and vendors).
- Provide oversight of all staff on assigned projects.
- Manage subcontract and vendor schedules along with procurement department and Site Superintendent.
- Participate in budget development and be responsible for the budget and all job costs including monthly projections. Includes recasting budget at handoff based on planned execution strategy.
- Be responsible for labor time keeping and production tracking.
- Ensure all QA/QC documents and pre-energization commissioning are completed and documented. Efficiently close out projects and related contracts.
- Ensure he or she has detailed knowledge of the projects drawings and specifications to ensure that projects are built per the drawings and installation manuals.
- Stay current with all company credit card receipts.
- Review and approve project invoices.
- Maintain proficiency in Word, Excel, Outlook, Bluebeam Revu and SharePoint.
- Bachelors degree in engineering or construction management (strongly preferred although not required).
- 5-7 years of large complex construction project management experience to include working on projects with budgets over 2 million dollars.
- Experience with design/build, pricing and equipment productivity, derivation of labor rates, take off plans and specs.
- Plans effectively and establishes courses of actions for self and for others; allocates resources and assigns personnel.
- Is professional and displays appropriate appearance and professional conduct; makes a good impression on others.
- In-depth understanding of electrical theory and NEC code and all building requirements.
- Excellent written and verbal communication skills.
- Working knowledge of MS Office Suite.
- Excellent problem-solving skills, able to find and use different sources to formulate alternative solutions.
- OSHA 30 certified.
- CPR-First certified.
- Must maintain current drivers license and have clean driving record.
- A proven track record of delivery of safe projects on schedule within budget.
