Position Summary:
The client seeks a proactive and experienced Property Maintenance Coordinator to join their team. This hands-on role involves coordinating property maintenance activities, managing vendor relationships, and ensuring compliance with Brisbane-specific regulations. The ideal candidate will be skilled in scheduling, key access coordination, and working closely with trades to deliver high-quality service. Reporting to the Head of Property Management, you will also collaborate with the Guest Experience Team at Smart Suites to ensure tenant satisfaction and uphold excellent service standards.
Key Responsibilities:
- Project Coordination: Oversee maintenance activities, including refurbishments, fit-outs, and routine upkeep, ensuring all projects meet deadlines and budgets.
- Vendor Sourcing and Management: Identify, negotiate with, and oversee contractors and vendors, ensuring cost-effective and high-quality work.
- Regulatory Compliance: Ensure all maintenance activities adhere to Brisbanes property regulations and safety standards.
- Preventative Maintenance: Develop and implement preventative maintenance schedules to minimize repair costs and downtime.
- Issue Resolution: Respond to urgent repair issues promptly, coordinating effective solutions with minimal tenant disruption.
- Budget Oversight: Prepare and manage maintenance budgets, monitoring expenses for accurate forecasting and cost control.
- Documentation: Maintain detailed records of maintenance activities, vendor agreements, and project statuses, ensuring timely and accurate reporting to management.
Non-Negotiable Skills and Qualifications:
- Experience: Demonstrated experience in property maintenance, facilities management, or a similar role, with a focus on Brisbane, Australia.
- Vendor Management: Proven ability to source, negotiate, and manage vendor relationships effectively.
- Regulatory Knowledge: Familiarity with Brisbane-specific property regulations.
- Technical Skills: Strong understanding of building systems, repairs, and preventative maintenance practices.
- Problem-Solving: Hands-on approach with excellent troubleshooting skills.
- Communication: Outstanding interpersonal skills to liaise effectively with contractors, tenants, and team members.
- Attention to Detail: High level of accuracy in assessing property conditions and ensuring tasks meet quality standards.
Preferred Skills:
- Experience with maintenance tracking systems.
- Established local vendor network within Brisbane.
- Basic knowledge of plumbing, electrical, carpentry, or HVAC systems is a plus.
