Real Estate Development Project Manager

Position Summary
The Real Estate Development Project Manager will be responsible for overseeing real estate development projects from acquisition to completion. This role requires strong research skills, relationship-building with real estate agents, and expertise in feasibility studies, project financing, and construction oversight. The candidate will collaborate closely with town planners, engineers, and builders to ensure successful project execution while adhering to local zoning regulations and subdivision requirements.
This position is ideal for a proactive, detail-oriented individual with experience in property development, financial analysis, and project management. Experience with Australian local council regulations is a plus but not mandatory.
Key Responsibilities
1. Land Acquisition & Feasibility Studies
- Identify and evaluate potential off-market and on-market development sites in Brisbane, Australia.
- Develop and maintain strong relationships with real estate agents and property owners.
- Conduct feasibility studies, including financial modeling, zoning regulations, and land subdivision assessments.
- Analyze market trends, risks, and opportunities to support strategic land acquisitions.
2. Regulatory Compliance & Development Approvals
- Interpret and apply local council codes, zoning laws, and land subdivision regulations.
- Coordinate with town planners, engineers, architects, and surveyors to prepare and submit Development Approval (DA) applications.
- Liaise with local councils and regulatory bodies to address inquiries, revisions, or compliance requirements.
3. Project Financing & Budgeting
- Conduct financial projections and risk assessments for development projects.
- Work with financial institutions and investors to secure financing post-DA approval.
- Prepare and manage project budgets, cost tracking, and cash flow analysis to ensure financial viability.
4. Project Management & Construction Oversight
- Oversee project timelines, ensuring milestones are met from pre-development through construction and handover.
- Manage relationships with builders, contractors, and suppliers to ensure high-quality execution within budget.
- Address any project risks, delays, or operational challenges in real time.
- Ensure all development projects meet compliance, safety, and quality standards.
5. Stakeholder Coordination & Reporting
- Act as the primary point of contact between the Vargas Family Office and Brisbane-based stakeholders.
- Provide regular progress reports covering project milestones, financial status, and risk management.
- Maintain comprehensive project documentation for audits and future reference.
Skills & Qualifications
Education & Experience
- Bachelors degree in Real Estate, Urban Planning, Architecture, Finance, or a related field.
- At least 5 years of experience in real estate development, project management, or land acquisition.
Technical Skills
- Strong understanding of land subdivision, zoning regulations, and feasibility studies.
- Experience working with councils, town planners, engineers, and developers.
- Proficiency in financial analysis, budgeting, and project forecasting.
- Knowledge of project management tools (e.g., MS Project, Asana, Trello, Slack).
- Experience in drafting and interpreting architectural or engineering plans (preferred but not required).
Soft Skills
- Excellent communication and stakeholder management skills.
- Strong analytical and problem-solving abilities.
- Highly organized, detail-oriented, and able to manage multiple projects simultaneously.
- Ability to work independently in a remote setting while collaborating with local teams.
Bonus:
- Experience with Australian local council regulations and property laws is highly valued but not mandatory.
- Engineering or technical construction knowledge is a plus but not required.
