Key responsibilities
1. Sales Leadership & Strategy
- Develop and execute a comprehensive sales strategy to achieve revenue and unit sales targets.
- Lead and manage the sales team, ensuring they are well-trained, motivated, and meeting performance KPIs.
- Implement and optimize the sales funnel from lead generation to closing deals.
- Develop strategic pricing and negotiation tactics to maximize profitability while remaining competitive.
- Conduct market analysis and competitor benchmarking to refine sales strategies.
2. Marketing Strategy & Execution
- Develop and implement multi-channel marketing campaigns tailored to high-end property buyers.
- Leverage digital marketing, social media, influencer marketing, and traditional advertising to build brand awareness.
- Plan and execute real estate events, including the 'First Choice Event' for early-bird buyers.
- Monitor campaign effectiveness, adjusting strategies based on data-driven insights.
3. CRM & Lead Management
- Implement and manage a Customer Relationship Management (CRM) system to track and nurture leads effectively.
- Establish automated follow-ups and structured engagement strategies to increase conversion rates.
- Work closely with the sales team to ensure efficient lead qualification and follow-ups.
4. Team Management & Development
- Oversee a team of 4+ sales consultants, providing coaching, training, and performance evaluations.
- Recruit and develop top talent, ensuring a high-performance sales culture.
- Foster a collaborative relationship between the sales and marketing teams to enhance lead generation and conversion.
5. Financial Planning & Budgeting
- Develop and manage the sales and marketing budget, ensuring optimal allocation of resources.
- Drive cost-effective lead generation strategies to maximize ROI.
- Report on sales performance, revenue growth, and marketing KPIs to the CEO.
6. Customer & Market Insights
- Conduct buyer behavior analysis to refine marketing and sales strategies.
- Ensure high customer satisfaction through personalized and professional engagement.
- Stay updated on market trends, regulatory changes, and competitor movements.
Requirements
- Bachelors or Masters degree in Marketing, Business, or a related field.
- 10+ years of experience in sales & marketing, with at least 5 years in a leadership role.
- Experience in real estate, luxury sales, or high-value B2C industries preferred.
- Strong strategic thinking, leadership, and negotiation skills.
- Proven track record in meeting and exceeding sales targets.
- Expertise in CRM systems, digital marketing, and sales automation tools.
- Strong network in Phnom Penhs real estate market is a plus.
