Leasing Executive
About the job Leasing Executive
This position holds the overall responsibility for implementing property-level business plans to achieve optimal occupancy and maximizing rental yields, in accordance with the established objectives and business goals of the leasing division.
Strategic
- Leads the implementation of policies, processes and procedures in alignment with the Leasing division.
- Implements property-specific leasing plans, covering optimal occupancy levels, to impact commercial and residential leasing initiatives along with the Leasing/Property Manager.
- Tracks commercial and residential real estate industry leads from the data presented by the market research function and approaches clients to seek closures to achieve role objectives.
- Prepares reports on expected revenue projections through rentals from tracked leads on a weekly/monthly/quarterly and annual basis, planning collections in coordination with the finance function.
Operational
- Maintains and updates an accurate database of all business development leads of prospective and existing clients and their lease expiration for a role achieving objectives.
- Articulates the features and benefits of the leasing contracts, properties to potential user groups and clients through presentations, meetings and guided tours of the facility.
- Leads customer interactions through the customer lifecycle, from tenant moving-in to move-out, ensuring accuracy of documents, checklist of furnishings provided in the apartment, technical audits to assess damage upon termination of contracts by coordinating efforts of the hospitality and services team.
Financial
- Initiates collection of rental advances for the assigned properties, coordinating with the finance division.
- Assesses and estimates damage to property/furnishings during termination of contracts or renewals to cover costs due to damage based on technical audits.
- Embeds effective control and checks in internal financial transactions.
People
- Focuses on customer relationships and proactively responds to customer issues and concerns, coordinating efforts of the hospitality and services function.
- Assists in assessing current and future staffing needs based on organizational goals and budget realities. Using merit principles, ensures staff are appropriately selected, developed, utilized, appraised, and rewarded.
Miscellaneous
- Actively participates in events organized by the marketing function to track business development leads.
Minimum Requirements
- Seeking potential clients (companies and individuals) to lease the company properties (residential and commercial).
- Maintaining and developing relationships with existing clients.
- Approaching new clients and developing relationships.
- Showing the properties to potentials clients.
- Negotiating the terms of the lease agreements with the potentials clients.
- Organizing proper documentations for the issuing of the lease agreements.
- Following up with the tenants on tenancy issues.
- Researching the real estate market.
- Handing over the properties to tenants and taking over the properties from the tenants.
- Following up with other departments (maintenance, procurement and finance departments) on tenant related issues.
- Checking and initialing lease agreements.
- Negotiating with the existing tenants by playing an active role in the renewal process and developing a strategy for tenants retention.
- Providing recommendations to the management to improve the leasing related activities.
- Proposing to the management rental rates for new and existing properties.
- Finalizing leasing related job with local authorities
