Key Responsibilities:

  • Site Identification & Acquisition: Lead the search for viable store locations in line with the company's growth objectives. Develop and execute acquisition strategies, ensuring favorable terms that align with financial targets.
  • Strategic Negotiation: Utilize advanced negotiation skills to secure land and property contracts, working through complex real estate deals to achieve the companys best interests.
  • Cross-Functional Collaboration: Work closely with legal, construction, and development teams to facilitate zoning, planning, and permitting processes. Represent the company at public meetings and maintain relationships with government entities and utility companies.
  • Market Expertise: Stay informed about regional market trends and political landscapes. Cultivate a strong network of real estate brokers and industry professionals to enhance deal opportunities.
  • Project Management: Oversee real estate projects from site acquisition through development, ensuring timely completion of contracts, leases, easements, and other critical documents. Collaborate with project managers to meet all federal, state, and local requirements while maximizing profitability.
  • Mentorship & Leadership: Act as a mentor and guide for newer team members, providing insights and training to enhance the overall capabilities of the department.

Required Skills & Qualifications:

  • Education: Bachelor's degree in Real Estate, Business, Engineering, or a related field (or equivalent experience).
  • Experience: Minimum of three years in commercial real estate acquisition and/or development, with proven expertise in site selection, contract negotiation, and project management.
  • Technical Skills: Strong proficiency in reading and interpreting site plans, estimating construction costs, and understanding zoning regulations. Experience with real estate software and strong computer skills are essential.
  • Communication Skills: Exceptional verbal and written communication skills, with the ability to effectively convey complex ideas in contracts and during negotiations.
  • Critical Thinking: Ability to solve problems creatively and think strategically under pressure.
  • Relocation Flexibility: Willingness to relocate to new markets as business needs evolve.
