Job Title: Maintenance Technician Grade 1

Summary:

The post is the most senior maintenance technician category having

overarching responsibilities for the proper maintenance and operations of

building systems.

The incumbent is primarily responsible for performing and/or overseeing the

effective and efficient performance of technical tasks on the assigned

properties, and providing technical support to the Building Supervisor and

junior staff. He/she ensures that all the electrical, mechanical, plumbing and

air-conditioning systems are functioning at their optimal levels, thus

preventing downtimes associated with avoidable defect(s) and promoting

customer satisfaction and retention.

Major Responsibilities:

1) Building Systems Management

Ensure the efficient operation, testing and maintenance of electrical, mechanical and electronic

building systems in accordance with the design standards, and compliance with all local laws and

applicable international standards;

Periodic review of Standard Operation Procedures (SOPs) recommend and coordinate

improvements as deemed necessary;

Develop technical and creative solutions geared towards improved building system

performance;

Review and analyse system performance logs and proactively address issues so arising from the

said logs;

Perform preliminary troubleshooting of major building systems problems initiate corrective

measures through senior and/or established service contractors

Assist superiors with the formulation of the preventative maintenance schedule. Collaborate and

schedule preventative maintenance & remedial repair activities and events as required.

2) Data and Equipment Management and Reporting

Manage the collection, compilation, storage and analysis of data to facilitate the generation of

analytic reports;

Continuously assessing building systems outputs & daily reviews of logs to ensure operations

standards are being maintained;

Prepare and supply monthly analytic reports to the building supervisor/manager;

3) Occupant Services

Ensure occupants deliverables are in accordance with the lease and management agreement,

JPCOs standard for customer services and retention and general industry standards relating to

the internal environment;

Monitoring and/or make technical (more technical & sensitive) adjustments/repairs where

necessary for all electrical, mechanical and plumbing & joinery systems;

Providing initial response to occupants complaints/reports within the designated timelines;

Providing secondary responses to the more technical tasks elevated from the grades 2 & 3

technician level;

Providing accurate, timely, and well balanced information to occupants on the more technical

issues arising from time to time.

4) Staff and Supervisory

Provide technical hands-on training, guidance and support to junior team members; Track and

provide assistance with their assigned task and routine duties. Periodically inspect and validate

their completed assignments;

Provide oversight on the activities of contractors and third party agents during their assignments

on the managed properties;

Function as the chief Safety & Emergency Officer with direct charge for all safety equipment

(operations, service and repairs) and practices within the workplace localised risk

assessments, hazard abatements, work place safety ethics etc.;

Keep supervisor abreast of important developments relating to assigned properties;

Liaise with the groundsmen for the proper upkeep of equipment rooms and enclosure;

Make diary entries of all critical maintenance events;

Make recommendations to the supervisor for improvements in operations practices.

5) Exploration of New and Emerging Technologies

Continuously research emerging systems, tooling & processes and procedural trends and

technologies in facilities management. Assess feasibilities and make pragmatic

recommendations.

6) Deputizing

Deputize in the absence of the Building Supervisor

Education:

An accredited First Degree (Bachelors) or its equivalent from a recognized institution

specializing in: electrical or mechanical field;

Certificate in Supervisory Management.

Experience, Skills & Abilities:

A minimum of two (2) years hands on experience in the electrical/ mechanical, air conditioning &

refrigeration and plumbing & joinery fields.

Able to work independently

Literate in Microsoft Office Word and Excel

Ability to effectively communicate verbally and in writing with team members and multiple

tenants and tenants clientele.

Authority to:

Issue stop-orders to occupants and third parties where works are being carried out in

contravention to the companys standard of professionalism & safety - immediately refer to

senior for clarification/confirmation;

Conditionally act in the capacity of Building Supervisor;

Log information to the Property Management System to review Work Orders

Provide technical guidance to Grades 2 & 3 Technicians;

Directly liaise-on with occupants;

Provide signatures to invoices.

Accountability:

Accountable for assuring the quality of work performed by direct reports

Take responsibility for his/her acts and/or omissions

Ensure compliance with industry guidelines, standards and regulations

Work Pressures/ Challenges:

Working beyond regular working hours;

Working in confined spaces;

Working in extreme conditions to include but not limited to: excessive dust, obnoxious odours,

noise, heights, extreme temperature and lifting excessive weights;

Working with hazardous materials.

Performance Criteria:

The job is deemed satisfactorily completed when:

All periodic systems and building reports are submitted within (1) working day of due dates;

Timely execution and management of preventative maintenance schedule;

All assigned buildings and building systems inspections (check-lists) are timely & accurately

completed, reviewed, collated, analyzed, appropriately filed for immediate review, and flagged

observations reported to seniors;

All assigned buildings/floors and building systems are free of technical defects falling within

the competence and authority of the incumbent.

Responses to assigned occupants complaints (minimum of 90%) are achieved within 15

minutes of the call times; ccompletion within 60 minutes where practical;

Secondary responses to concerns generated at the lower technician level are immediate, and

correction achieved within 30 minutes of the report being generated.

There is no more than one repeat call per month;

All special assigned tasks derived from building inspections are completed within the timelines

specified on the said inspection reports;

There is no system/stock level variance in stores under the management of the incumbent;

Assigned maintenance tools and equipment are properly stored and accounted for at all times;

All critical building maintenance occurrences are immediately relayed to superiors;

All critical & important building events are appropriately recorded in the respective building

diaries.

Timely execution of preventative maintenance tasks;

There is no reported case of avoidable workplace injuries affecting JPCos staff directly, or

those over whom JPCo bears legal or moral liability;

Professionalism is strictly adhered to in accordance with the companys ideals and mission.
