About the job MANAGER - SUBCONTRACTING [FITOUT]
We are looking for a detail-oriented and experienced Manager Subcontracting to oversee the identification, negotiation, onboarding, and performance management of subcontractors for various interior fit-out works. The ideal candidate will have in-depth knowledge of subcontractor coordination across trades like gypsum works, civil finishing, carpentry, marble laying, tile fixing, painting, polishing, and other interior scope items. The role is crucial to ensuring timely project delivery, quality execution, and commercial control.
Key Responsibilities:
Subcontractor Sourcing & Management:
- Identify, qualify, and onboard subcontractors for key finishing trades including gypsum, masonry, carpentry, marble & tile works, painting, and polishing.
- Maintain and update a robust database of approved and backup subcontractors by trade and region.
- Evaluate subcontractor capabilities based on technical competency, past performance, and financial strength.
Contracting & Negotiation:
- Float subcontractor work packages, review quotations, negotiate rates, terms, and timelines.
- Finalize work orders, agreements, and scopes of work in alignment with project specifications and budgets.
- Ensure all contract documentation, insurance, statutory compliance, and payment terms are clearly defined.
Project Coordination:
- Coordinate with the project and site teams to schedule subcontractor mobilization and ensure resource availability.
- Monitor daily progress, productivity, and workmanship quality of subcontractor teams.
- Address site-level issues including labor shortages, rework, safety compliance, and coordination between multiple subcontractors.
Quality, Safety & Compliance:
- Ensure subcontractors adhere to quality standards, method statements, HSE policies, and site protocols.
- Participate in site inspections, snagging, and resolution of defects or non-conformities.

Support timely closure of all work stages to prevent project delays.
Cost & Performance Monitoring:
- Track work progress vs. BOQ and verify measurements for interim billing and final settlement.
- Evaluate subcontractor performance and maintain performance logs for future reference.
- Identify cost deviations, scope changes, and support variation claims or cost control measures.
Qualifications and Experience:
- Diploma/Bachelors degree in Civil Engineering, Construction Management, or equivalent.
- 8-12 years of experience in subcontractor management, preferably in interior fit-out or finishing works.
- Proven experience in dealing with multiple trades and coordinating large volumes of labor subcontracting.

Strong negotiation, vendor management, and documentation skills.

Working knowledge of interior construction drawings, finishes BOQs, and material specifications.
- Familiarity with billing, work order management, and ERP/project management tools.
Preferred Attributes:
- Experience with high-end residential, hospitality, retail, or corporate interior projects.
- Fluent in local languages to manage subcontractor teams and labor effectively.
- Strong interpersonal and coordination skills to work closely with site engineers, planning, procurement, and QS teams.
- Ability to travel to multiple project sites and subcontractor yards as needed.
