Job Summary
The Senior Commercial Director is responsible for leading and executing the overall commercial strategy for real estate development projects in Albania. This includes overseeing sales, leasing, marketing, and commercial operations to drive revenue growth, maximize asset value, and strengthen market positioning.

The role plays a key part in managing mixed-use developments (residential, retail, hospitality, and commercial assets), identifying new investment and development opportunities, and ensuring strong relationships with investors, tenants, brokers, and key stakeholders.

Key Responsibilities

Commercial Strategy & Revenue Growth

  • Develop and implement the commercial strategy across real estate assets, ensuring alignment with business objectives and project timelines.
  • Maximize revenue streams across property sales, leasing, retail/commercial spaces, and mixed-use developments.
  • Identify new investment, development, and market expansion opportunities within Albania and the Balkan region.

Sales, Leasing & Marketing

  • Oversee property sales and leasing strategies (residential, retail, office, hospitality components).
  • Lead marketing initiatives to enhance project visibility, branding, and market positioning.
  • Manage pricing strategies, sales launches, campaigns, and broker networks.
  • Ensure strong tenant mix strategy for retail and commercial assets.

Stakeholder & Relationship Management

  • Build and maintain relationships with investors and developers, retail operators and anchor tenants, brokerage firms and agencies, and government and regulatory authorities.
  • Lead negotiations of leasing agreements, sales contracts, and strategic partnerships.

Project & Development Alignment

  • Work closely with development, construction, and design teams to ensure commercial objectives are integrated into project planning.
  • Provide input on product mix, unit sizing, pricing strategy, and positioning based on market demand.
  • Ensure projects are developed with strong commercial viability and ROI focus.

Market Intelligence & Feasibility

  • Conduct and oversee market studies, feasibility analysis, and competitor benchmarking.
  • Track real estate trends, pricing, absorption rates, and demand cycles in Albania and nearby markets.
  • Adapt strategies to market conditions to mitigate risk and capture opportunities.

Financial Performance & Reporting

  • Develop and manage commercial budgets, forecasts, and revenue targets.
  • Monitor key KPIs such as sales conversion rates, leasing occupancy levels, revenue per sqm, and project profitability.
  • Provide regular reports to executive leadership and investors.

Operations & Asset Optimization

  • Support post-handover asset management strategies to optimize occupancy and revenue.
  • Ensure alignment with property management and facility management teams.
  • Drive initiatives to improve customer experience and asset performance.

Leadership & Team Development

  • Lead, mentor, and manage teams across sales, leasing, marketing, and commercial operations.
  • Build a high-performance, results-driven culture.

Job Knowledge & Skills

  • Strong expertise in real estate development, sales, and leasing.
  • Deep understanding of mixed-use developments, retail leasing strategies, and investment and asset valuation principles.
  • Knowledge of Albanian real estate regulations and permitting environment.
  • Excellent negotiation, stakeholder management, and communication skills.
  • Strong financial and commercial acumen (P&L, ROI, feasibility).
  • Ability to drive data-driven commercial decisions.

Job Experience

  • Minimum 15–20 years of experience, with at least 10+ years in senior commercial roles.
  • Proven track record in real estate developers and mixed-use, retail, or large-scale projects.
  • Experience in Albania or the Western Balkans is highly preferred.
  • Experience in mega/mixed-use developments (malls, hospitality, residential communities) is a strong advantage.
  • International exposure is a plus.

Education

  • Bachelor's Degree in Business Administration, Real Estate, Marketing, or related field.
  • MBA or Master's in Real Estate / Finance is a plus.
