In this role, you'll ensure high occupancy rates, tenant satisfaction, and overall property profitability. You will manage property staff, oversee budgets, and collaborate with sales and marketing teams to drive the company's objectives. Key Responsibilities:

Property Operations

  • Manage the day-to-day operations of the property portfolio, including leasing, maintenance, and tenant relations.
  • Ensure all properties are well-maintained, clean, and meet safety and regulatory standards.
  • Coordinate repairs and maintenance, and oversee service contracts with vendors and contractors.

Tenant Management

  • Handle tenant inquiries, concerns, and disputes, ensuring prompt resolution and maintaining positive relationships.
  • Conduct tenant screenings, lease negotiations, renewals, and terminations in accordance with company policies and legal requirements.
  • Oversee the collection of rent and other fees, and manage delinquency issues.

Financial Management

  • Prepare and manage property budgets, ensuring financial objectives are met.
  • Monitor and report on property performance, including occupancy rates, rental income, and expenses.
  • Ensure timely payments of property-related invoices and taxes.

Marketing and Leasing

  • Work closely with the sales and marketing teams to develop and implement marketing strategies to attract and retain tenants.
  • Oversee the leasing process, including property viewings, lease agreements, and tenant onboarding.
  • Maintain up-to-date knowledge of the local real estate market and competitive properties.

Compliance and Risk Management

  • Ensure all properties comply with local laws, regulations, and company policies.
  • Manage insurance claims and ensure adequate coverage for all properties.
  • Implement risk management strategies to protect the companys assets and interests.

Team Management

  • Supervise and provide leadership to property staff, including maintenance personnel, leasing agents, and administrative staff.
  • Conduct regular performance reviews and provide training and development opportunities.
  • Foster a collaborative and results-driven team environment.

Qualifications:

  • A minimum of 4 years of experience in property management, with a focus on residential and commercial properties.
  • Strong knowledge of property management software and financial management tools.
  • Excellent communication, negotiation, and interpersonal skills.
  • Ability to manage multiple properties and prioritize tasks effectively.
  • Strong leadership and team management abilities.
  • Familiarity with local property laws and regulations.
