Job Title: Finance Manager

Roles and Responsibilities

Job Purpose Summary:

The Finance Manager leads the end-to-end finance function for the real estate business, ensuring strong financial control, accurate reporting, disciplined cash flow management, and compliance. The role oversees accounts payable (AP), accounts receivable (AR), general ledger (GL), and supports budgeting, forecasting, and performance reporting across property operations and development activities.

Detailed R&R:

  • Financial Leadership & Team Management:
    • Lead, coach, and develop the finance team; set clear objectives, KPIs, and performance plans.
    • Establish and maintain a strong control environment (segregation of duties, approvals, reconciliations) and ensure adherence.
    • Drive a culture of accuracy, timeliness, accountability, and continuous improvement.
  • Financial Reporting & Month-End Close:
    • Own the monthly/quarterly/year-end close calendar and deliver accurate financial statements on time.
    • Review key reconciliations (bank, intercompany, advances, escrow, VAT/WHT, supplier and customer balances).
    • Ensure correct accounting treatment for real estate transactions including revenue recognition, cost capitalization, provisions, and impairment where applicable.
  • Accounts Payable (AP) – Procurement-to-Pay Oversight:
    • Oversee vendor onboarding, invoice processing, payment runs, and supplier reconciliations.
    • Ensure payments align with contracts, milestones, retention, and approval limits (DOA).
    • Monitor AP aging, prevent duplicate/incorrect payments, and manage vendor dispute resolution.
  • Accounts Receivable (AR) – Order-to-Cash Oversight:
    • Ensure accurate billing for rentals/leases, service charges, utilities recharges, and other income streams.
    • Manage collections, credit control, and receivable aging; monitor bad-debt risk and provisioning.
    • Oversee tenant/customer statements, reconciliations, and dispute resolution.
  • Cash Flow & Working Capital:
    • Maintain a rolling cash flow forecast (weekly/monthly) and manage liquidity planning.
    • Optimize working capital (payables/receivables cycles) and ensure funding requirements are met.
    • Coordinate with banks for payments, guarantees, and account management as required.
  • Real Estate Accounting & Project Controls (as applicable):
    • Partner with projects/development teams to monitor budgets, commitments, and cost-to-complete.
    • Ensure correct treatment of capital expenditure, development costs, and borrowing costs where applicable.
    • Monitor retention, variation orders, claims, and contractor reconciliations.
  • Compliance, Audit & Internal Controls:
    • Ensure compliance with IFRS (or applicable reporting basis) and relevant tax/VAT/WHT requirements.
    • Lead external audit coordination; prepare schedules and respond to audit queries.
    • Implement and maintain finance SOPs, close checklists, and control matrices; ensure timely closure of audit findings.
    • Lead the investment property valuation at the end of each year for the purpose of booing impairment of any during the year end closing.
  • Systems & Process Improvement
    • Ensure effective use of the ERP/accounting system and strengthen master data governance.
    • Standardize and automate processes (AP workflow, AR billing, reconciliations, close pack).
    • Improve reporting quality, speed, and data integrity.

Skills:

  • Technical / Functional Skills:
    • Strong knowledge of financial management, budgeting, and forecasting.
    • Expertise in financial reporting and variance analysis.
    • Ability to manage general ledger, AP/AR, and closing processes.
    • Knowledge of financial controls, audit, and compliance frameworks.
    • Experience with cash flow management and financial planning.
    • Familiarity with ERP systems (e.g., Odoo) and financial modules.

Education & Professional Certificates

Education:

  • Bachelor's degree in accounting, Finance, or related field.

Certificates:

  • Professional qualification preferred: CPA / ACCA / CA / CMA.

Computer Literacy:

  • ERP experience (e.g., MS Dynamics, SAP, Oracle, or similar) and advanced Excel skills.

Languages:

English. Arabic is a plus.

Experience

  • 13+ years of progressive finance/accounting experience.
  • At least 3 years in a managerial/team lead role.
  • Experience in real estate (leasing/rental income, service charges, property operations) and/or development/project accounting is preferred.
