Our client is a large-scale physical retail mall managed like a startup as it reinvents and reborns into an entirely new concept. They have redefined their retail with a "Fit by Day, Fun by Night" concept, offering a unique blend of stores, restaurants, and fitness establishments in a sprawling 180,000 sqm space.

We are currently seeking a Senior Engineering Manager. Responsibilities

  • Take care, be responsible, and control the maintenance system of various building components to align with the functions of the mall and various event activities (Events) at each event

  • Inspect the building component system and make repairs and adjustments to ensure they are in good condition and ready for use

  • Develop plans and summarize daily reports (Daily Operation Sheet) to match the function of the work area

  • Inspect building systems and repair damaged parts, coordinating and managing work with the building engineering team to align with maintenance work, management tasks, and related services to maximize efficiency

  • Develop a budget plan for annual maintenance and proactive plans to maintain system operations for maintenance each year

  • Regularly check and update records of various machinery

  • Monitor and control the quality of maintenance, tenant decoration, and related services

  • Prepare TOR documents, Drawing forms, work practice specifications, or various documents for use as information for contractors in bidding for maintenance or related work, as well as coordinate and prepare purchase orders (PR) at average prices to comply with the specified conditions correctly, including defect repairs (if any) for the Procurement department

  • Check damaged equipment and materials that need urgent repairs to comply with building control standards (Building Control Act B.E. 2522)

  • Check various documents related to system work and architectural work to ensure accuracy and compliance with procedures for requests to comply with standards before proceeding with contractors or tenants in all cases, such as billing and work delivery documents from contractors/Suppliers, decoration/remodeling, or construction forms, and lists of equipment/materials from contractors/tenants

  • Coordinate with the sales department in the case of new tenants, prepare rules, regulations, Original Design forms, and Provision forms to send to stores ready for rental space delivery, including cases where tenants cancel or terminate contracts and return rented space by inspecting demolition to comply with the agreement as per the contract

  • Coordinate with various departments and tenants involved in cases where preventive maintenance plans are implemented, with various system closures such as electrical systems, passenger lifts, plumbing systems, etc.

  • Coordinate with various departments related to responsibilities and team development to ensure knowledge and good attitudes toward work


Qualifications

  • Minimum of 15 years of experience in facilities management, building operations, or a related field

  • Bachelor's degree in Engineering, preferably in Building Engineering or a related discipline

  • Demonstrated leadership skills with the ability to manage and supervise a team effectively

  • Strong understanding of building systems, including electrical, plumbing, HVAC, and mechanical systems

  • Excellent communication skills to interact with tenants, contractors, and other stakeholders.

  • Strong problem-solving abilities to address maintenance issues and resolve conflicts

  • Exceptional organizational skills to manage multiple tasks and prioritize work orders effectively

  • Keen attention to detail for identifying maintenance needs and ensuring compliance with safety regulations

  • Ability to collaborate with various departments and stakeholders to achieve common goals

  • Relevant certifications in facilities management or building operations are advantageous

  • Flexibility to handle changing circumstances and manage unexpected maintenance issues or emergencies
