This role involves comprehensive financial oversight, including preparing cash flow reports, managing short and long-term cash flows, and developing business plans to guide investment decisions. Additionally, responsibilities include budget preparation, variance analysis, conducting feasibility studies, fundraising, cash and credit management, and team leadership with a focus on internal control enhancement to mitigate fraud risk

Responsibilities

Financial Planning & Management:

  • Prepare and review cash flow reports for presentation to management, including monitoring cash flows consistently

  • Manage and plan cash flows in both short and long terms to align with business operation plans

  • Develop business plans by estimating company revenues and expenses to determine investment periods and new project development

Financial Analysis:

  • Prepare annual cash flow budgets for the company

  • Analyze variances between budgets, forecasts, and actual profit and loss statements, balance sheets, and cash flow statements, providing recommendations to management in monthly meetings

  • Conduct feasibility studies and financial modeling to assess project feasibility for management decision-making in land acquisition and project investment

  • Prepare and update feasibility studies and financial models for ongoing development and sales projects (Active projects), providing up-to-date information and analyzing key financial ratios such as profitability, ROA, ROE, IRR, to present operational guidelines to the department and/or advise management decision-making

Funds Management:

  • Responsible for fundraising plans and sourcing appropriate funding for project development

  • Liaise with financial institutions for various transactions

Cash Management:

  • Manage cash including cash collection, disbursement, and temporary investment in securities to ensure liquidity, efficiency, and maximize organizational benefits

Credit Control:

  • Control credit management to minimize defaults, including negotiating repayment plans and coordinating with necessary legal actions through legal counsel

Team Management:

  • Plan and provide systematic work directions to the team to ensure smooth and highly efficient operations

  • Plan and review internal control systems to ensure accuracy, transparency, and strict adherence, minimizing the risk of internal fraud within the organization

Qualifications

  • Bachelor's or Master's degree in Accounting, Finance, or a related field

  • Experience in real estate is preferred but not mandatory

  • Strong leadership skills with a positive work attitude

  • Excellent communication and presentation skills both internally and externally

  • Accuracy in numerical analysis, decision-making, and outstanding problem-solving abilities

  • Possess an entrepreneurial mindset

  • Proficiency in Microsoft Excel and basic skills in accounting software (ERP, etc.)
