About the Role
The Engineering Manager is responsible for overseeing all engineering operations within the Shopping Mall to ensure systems are safe, efficient, and fully functional. This role leads the development and execution of preventive maintenance strategies, supervises system inspections, and manages both in-house technical teams and external contractors.
The position also oversees budgeting, resource planning, and inventory control, while ensuring compliance with safety standards. Additionally, the Engineering Manager coordinates space handovers, supports event operations, and works closely with other departments to enable smooth and uninterrupted mall operations.
Responsibilities
Ensure the Shopping Mall s engineering systems are well-maintained and fully operational to support smooth business operations
Oversee, guide, and train the technician team to enhance their skills and improve work efficiency
Conduct inspections and supervise the maintenance of all engineering systems, including preparing the annual Yearly Preventive Maintenance Plan and related reports
Prioritize safety for tenants, visitors, and all departments within the Shopping Mall
Plan and control engineering system operations to ensure compliance with work plans and maintenance budgets, including managing external contractors for preventive maintenance, repairs, system corrections, and improvements
Lead weekly or monthly meetings with the in-house technical team to coordinate and supervise both internal and external contractors working in and around the Shopping Mall
Plan and oversee inventory management of tools and technical equipment, including reviewing and approving purchases of consumables, tools, and disposal of unusable items
Coordinate handover and return of leased spaces, both tenant areas and common areas, for engineering-related aspects, and support other departments for events and activities within the Shopping Mall
- Plan and manage maintenance services, engineering system repairs, and building upkeep, including asset and equipment control, tool and material planning, and the preparation of annual maintenance plans such as the Preventive Maintenance Plan
Engineering systems and surrounding areas are maintained in good condition
Repairs are completed according to the maintenance plan
Systems remain fully operational
Engineering tools, equipment, and assets are well-maintained within the approved maintenance budget and annual plan
- Coordinate engineering-related support for events and activities held inside or around the Shopping Mall.
Ensure venues and engineering systems are ready for use
Activities proceed smoothly with no customer complaints
- Establish standard operating procedures (SOPs) for the Engineering Department and technical team
Staff are fully prepared for operations with minimal issues
Work is performed in accordance with scheduled timelines
- Manage engineering system handovers and returns for leased spaces
Ensure accuracy and compliance with mall regulations
Prevent tenant penalties or disputes
- Supervise contractors and vendors working on improvements, alterations, or repairs
Ensure contractor work complies with required standards and agreements
Work is completed on time without damage or impact to operations
- Conduct training and establish work processes for the technical team, including daily logs, monthly reports, repair plans, and emergency corrective procedures
Technician Team gain clear understanding of operations and equipment use
Staff complete required training and follow operational guidelines
Reports and tasks are completed within specified deadlines
- Plan and allocate manpower for all engineering-related work, including technical team scheduling and repair assignments
Manpower is allocated efficiently to maximize operational effectiveness
Repair and maintenance tasks are completed as planned and made operational within expected timelines
- Perform other duties as assigned by management
Assignments are completed successfully and within designated timeframes
Required Knowledge & Skills:
Strong knowledge of electrical systems, air-conditioning systems (Chiller), and plumbing/sanitary systems
Able to supervise and manage contractors effectively
Solid understanding of building utilities and engineering infrastructure
Ability to manage outsourced service providers efficiently
Strong problem-solving skills with the ability to handle unexpected issues effectively
High level of endurance and resilience
Flexible and able to adapt working hours as needed
Strong negotiation skills
Qualifications
Bachelors degree in Mechanical Engineering or Electrical Engineering (Power); Associate Engineer License preferred for managerial oversight of technical and engineering operations
Strong understanding of local building codes, regulations, and industry standards governing MEP systems, with solid knowledge of safety, environmental, and compliance requirements
Minimum of 5 years of progressive experience in engineering, facilities management, or building systems preferably with at least 2–3 years in a supervisory or managerial role
Proficient in MS Office with demonstrated experience preparing technical, operational, and health & safety reports
Proven ability to collaborate effectively with cross-functional teams, including designers, contractors, facility management teams, and tenants
Highly adaptable, able to lead operations and teams effectively in a dynamic, fast-paced environment with shifting priorities.
Strong attention to detail, with advanced skills in reviewing engineering designs, conducting inspections, assessing contractor performance, and ensuring compliance with safety and quality standards
Professional project management certifications such as CAPM, PMP, or an equivalent credential are considered an advantage
