Our client, a dynamic property management company, is seeking a proactive and detail-oriented Property Operations Manager. This key role involves overseeing tenant services, property maintenance, and ensuring compliance with safety standards. You will be instrumental in maintaining high-quality living environments and fostering positive relationships with landlords, tenants, and team members.

Key Responsibilities:

  • Team Management:
    • o Handle in-hours tenant calls and ensure excellent client care.
    • o Accept and process new bookings, tenant check-ins, and check-outs.
    • o Maintain accurate tenant contact information.
  • Property Administration:
    • o Manage property vacancies and coordinate waste management for all properties.
    • o Set up and manage utilities and council tax accounts.
    • o Maintain accurate key records and ensure access is available for all properties.
  • Compliance and Safety:
    • o Oversee all safety certificates and ensure timely renewals.
    • o Review and update inspection reports, following up on recommendations.
    • o Arrange in-person occupancy checks.
    • o Draft and manage incident reports when necessary.
  • Repairs and Maintenance:
    • o Oversee and delegate reported maintenance issues.
    • o Liaise with landlords for repair approvals and manage cleaning arrangements.
    • o Analyse repair reports and costs in collaboration with the Field Officer.
  • Team Leadership:
    • o Supervise the Secretary and Field Officer to ensure effective task completion.
    • o Delegate and monitor anti-social behaviour (ASB) reports to the appropriate team members.

Candidate Profile:

  • Proven experience in property management or a similar role.
  • Excellent organisational and communication skills.
  • Ability to lead and supervise a team effectively.
  • Knowledge of compliance standards, property inspections, and maintenance processes.
  • Proficient in using property management software (preferred).

Compensation & Benefits:

  • Salary: £35,000 - £45,000 per annum
  • Hours: Monday to Friday, 9:00 AM - 5:30 PM
  • Location: N4, London
