About the job Virtual Financial Analyst
The Virtual Financial Analyst will play a pivotal role in identifying, evaluating, and acquiring properties in the client’s target markets. The Virtual Financial Analyst will leverage their expertise in financial analysis, underwriting, real estate acquisitions, and market analysis to identify strategic opportunities and secure properties that align with the client's development objectives.
KEY TASK RESPONSIBILITIES:
- Underwriting
- Evaluates potential risks involved in insuring individuals or entities and helps with deciding what terms the insurance coverage should entail.
- Financial Analysis
- Conduct comprehensive financial analysis of projects, including cash flow projections, rehab costs, operating expenses, and investment returns.
- Evaluate market conditions and demographic trends to assess the demand for rental properties and identify strategic opportunities for development.
- Perform due diligence on potential projects, including reviewing legal documents, permits, regulatory compliance, and zoning ordinances.
- Stay updated on changes in legislation, industry standards, and market trends that may impact developments in the target areas.
- Prepare comprehensive underwriting reports and presentations for internal stakeholders and lenders to support decision-making processes.
- Market Research and Analysis
- Conduct comprehensive market research to identify potential acquisition opportunities in the client’s target areas.
- Analyze market trends, demographic data, and economic indicators to assess demand for multifamily properties and identify target neighborhoods for development.
- Property Identification and Research
- Proactively search for information on multifamily properties that meet the criteria being sent by brokers.
- Evaluate properties based on factors such as location, zoning regulations, access to amenities, and potential for future growth.
- Due Diligence
- Conduct thorough due diligence on prospective properties to assess their suitability for development.
- Evaluate legal, environmental, and regulatory factors that may impact the acquisition process.
- Asset Management
- Update and maintain data in our asset management dashboard to track performance of our existing properties.
- Monitor key performance indicators and update the tracker as needed.
- Research vendors and get quotes for work needed.
- Assist in coordinating capital expenditure projects and ensuring they are completed on time and within budget.
PROFESSIONAL SKILLS, EXPERTISE and ATTRIBUTES:
- Minimum 1 year experience in underwriting, financial analysis, or preparation of financial reporting in a real estate company is required
- Excellent communication, collaboration, and problem-solving skills.
- Ability to work independently and manage multiple priorities in a fast-paced environment.

Extensive experience in financial analysis and data research.

Exceptional problem-solving skills with attention to detail.
