About the job Leasing Manager
JOB SUMMARY:
Savills is looking for a Leasing Manager who has strong knowledge of current market conditions and trends and a professional understanding of commercial leasing in all property types (retails, office, showroom, medical center, etc.) and ability to develop a broad and qualified client database.
The Leasing Manager must be a self-motivated team member willing to work in a close-knit environment and exchange information between other members and colleagues.
RESPONSIBILITIES:
- Collaborate with Head of Leasing and/or Branch Director and team members to forecast quarterly, semi-annual and annual leasing goals.
- Involve with meetings and communications with key landlords, with whom, Savills have led or exclusive leasing agency agreements.
- Target and follow up with top occupiers in terms of relationship building and management.
- Prospect for and negotiate exclusive tenant representation agreements with international, multinational companies.
- Prospect for and negotiate exclusive landlord representation agreements with property owners, landlords, and other brokers (co-broker agreements).
- Develop retail leasing market segment.
- Draft leasing proposals including but not limited to Letters of Intent, Leases, Lease Appendix, Fee Agreements, Tenant Representation Agreements, Co-Broker Agreements, Referral Agreements, Listing Agreements and other related Leasing Documents.
- Provide existing and prospective clients with updated industry and market specific information as it relates to their business and investments (if required).
- Assist in the marketing of each assigned property and ensure accurate and timely updates are made to all collateral, websites, etc. as necessary.
- Have on-going communications with existing tenant database to discuss local expansion, relocation, and outside market expansion and track the Clients lease expiration dates, future plans, etc.
- Conduct local market analysis for existing inventory and competitive properties to ensure accurate marketing and competitive pricing with regards to market rent, tenant improvements, rental abatement, etc.
- Train and mentor staff to develop the system and technical skills required to support his/her area of responsibility and to ensure an adequate knowledge base.
- Assist Marketing team to utilize marketing websites and other tools to advertise and promote assigned properties to the brokerage community and end users.
- Be willing to involve in community functions, committees and actively network with local business owners and prospective landlords and tenants.
REQUIREMENTS:
Technical Requirements
- Bachelors degree
- Strong interpersonal, negotiation and communication skills, for liaising with colleagues and clients in all levels;
- Minimum 3 years experience in the real estate or commercial leasing;
- Proficient English (both speaking and writing);
- High caliber, smart appearance, aggressive and confident type person;
- Excellent client and occupier relationship management;
- Strong analytical and report writing skills;
- Driven, competence, flexibility and a willingness to learn;
- Ability to work effectively under pressure;
- Good teamwork, analytical and problem-solving skills;
- Business-related awareness
