Head of Industrial Services (Industrial Real Estate)

JOB SUMMARY:

Industrial real estate agency management and brokerage in Hanoi, Vietnam. Manger and monitor the Industrial Services Department in North and Central Vietnam; including P&L responsibility, team management, corporate and key client relationships; landlord and developer client relationships and business development; target to maximize the revenue for the department.

Proactive, sales-oriented manager to lead the North & Central Vietnam team to source, progress, and close industrial leasing and investment opportunities between landlords, investors and occupiers in manufacturing, assembly, logistics, and data centers.

RESPONSIBILITIES:

Management

• Lead Hanoi industrial team ensuring the provision of a quality professional service to clients
• Create, monitor & implement expense and revenue budgets for the Hanoi industrial team
• Assign tasks & projects to ensure that all enquires will be taken care of in a professional manner
• Empower team and delegate tasks and evaluate their performance
• Ability to lead consultants, close transactions, and ensure team KPIs are surpassed
• Weekly and monthly meetings with Hanoi team, and HOD & Savills Hanoi Director
• Facilitate team to negotiate and sign leasing and investment brokerage contracts with landlords
• Manage the development of team members through effective training and strategic HR programs

Leasing & Investment Brokerage

• Generate leads and meetings through networking, phone & email prospecting, website leads
• Source the best-fit occupiers and investors to lease or invest in clients properties
• Assist occupiers to find and lease properties for their manufacturing or logistics activities
• Undertake due diligence through performing property evaluations and site visits
• Prepare and send Property Options Proposals, shortlist and arrange site inspections with clients
• Support landlords and occupiers negotiate and reach agreement on lease terms and renewals
• Find investor opportunities e.g., land bank & asset acquisition, sale leasebacks, and JVs
• Support landlords and investors reach agreement on LOIs and sales purchase agreements (SPAs)
• Build and maintain client relationships with landlords, occupiers, investors, and other partners
• Make presentations and proposals for clients on properties that match their real estate objectives
• Support clients to develop leasing and investment strategies
• Work closely with the Savills regional industrial teams in APAC and globally, as necessary
• Support Savills regional clients on their market entry or diversification to Vietnam

Reporting & Administration

• Weekly and monthly meetings with Hanoi team, HOD and Hanoi Director to ensure progress
• Active daily, weekly, and monthly updates of activities to the HOD and Hanoi Director
• Responsible for Hanoi teams performance re: targets and KPIs set by HOD
• Undertake work with utmost professionalism in compliance with Savills policies and Vietnam laws
• Ensure team follow up for timely payment of invoices
• Ensure team collect market research of comparable evidence for benchmarking purposes
• Researching and keeping up to date with Vietnams industrial and logistics sector
• Liaise with clients to obtain all necessary documentation to undertake leasing or sales

Department Marketing

• Work with MARCOM team to develop and implement an effective marketing plan and budget to promote the department service line to all external and internal stakeholders
• Maintain and develop strong relationships with relevant media to promote the Industrial Services
• Ensure team are executing the relevant marketing initiatives

REQUIREMENTS:

*This position opens for both Vietnamese and Expat.

Technical Requirements

• Bachelors degree
• Strong interpersonal, negotiation and communication skills, for liaising with colleagues and clients in all levels
• Minimum 3 years experience in the real estate or industrial park or industrial developer or Leasing or investment:
• Proficient English (both speaking and writing).
• High caliber, smart appearance, aggressive and confident type person
• Excellent client and occupier relationship management;
• Strong analytical and report writing skills;
• Driven, competence, flexibility and a willingness to learn;
• Ability to work effectively under pressure.
• Good teamwork, analytical and problem-solving skills;
