Overview of the Role
The Operations Manager – Facilities Management is responsible for leading and overseeing the Integrated Facilities Management (IFM) operations for Comin Asia in Laos. The role ensures the efficient delivery of facilities management services, including maintenance, cleaning, landscaping, pest control, and security, while maintaining compliance with health, safety, environmental, and industry standards. Working closely with internal stakeholders, vendors, and clients, the Operations Manager drives operational excellence, business growth, and high-quality service delivery.
Key Responsibilities
- Develop and implement strategic plans aligned with the company's vision and values.
- Drive continuous improvement initiatives to enhance operational efficiency and cost-effectiveness.
- Lead, mentor, and develop facilities management teams, including technicians, maintenance staff, and administrative personnel.
- Oversee day-to-day facilities operations, including maintenance, cleaning, landscaping, pest control, and related services.
- Ensure compliance with health, safety, environmental, and industry regulations and best practices.
- Manage client contracts, supplier and vendor relationships, and negotiate service agreements.
- Develop and manage departmental budgets, monitor expenditure, and optimize resource allocation.
- Establish and maintain safe working practices, including the proper handling, storage, and use of chemicals and equipment.
- Identify new business opportunities and promote Facilities Management services to prospective clients.
- Prepare service quotations, negotiate scopes of work, and ensure profitable commercial outcomes.
- Build and maintain strong client relationships by understanding customer needs and monitoring service performance.
- Deliver exceptional customer service and promptly resolve operational issues.
- Collaborate with internal departments including Operations, Sales, HR, Finance, Procurement, HSE, and other RMA Group business units, as well as external stakeholders such as contractors, suppliers, property managers, government authorities, and industry partners.
Background and Experience
- Bachelor's degree in Business Administration, Facilities Management, Engineering, or a related discipline. Relevant professional experience may be considered in lieu of formal qualifications.
- Professional qualifications or certifications in Facilities Management or related fields are advantageous.
- Fluency in Lao and good working proficiency in English; Thai language skills are an advantage.
- Proven experience in operations management, facilities management, hotel operations, property services, technical services, or a related service industry.
- Demonstrated experience managing multi-site operations, frontline teams, supervisors, contractors, budgets, and service performance.
- Experience mobilizing new contracts or establishing operational teams, systems, and procedures.
- Strong knowledge of service quality, health and safety, manpower planning, cost control, and operational reporting.
- Commercial experience including business development, costing services, preparing quotations, contract negotiation, and profit margin management.
- Good understanding of the Laos business environment, local market, and relevant regulatory requirements.
- Proven ability to build strong stakeholder relationships and influence clients, employees, and senior management.
- Strong leadership, strategic thinking, commercial acumen, communication, client focus, adaptability, initiative, and problem-solving capabilities.
This position is based in Vientiane, Laos, with some travel required. The successful candidate will play a key role in establishing and growing the Facilities Management business while ensuring operational excellence, customer satisfaction, and sustainable business growth.
