Property Manager
About the job Property Manager
- Providing monthly updates on Retail market including shopping malls, plaza, community mall, and real estates development in Cambodia. The information include details of projects, terms and conditions of lease,
- Making analysis and come up with lease proposals of key terms and conditions and make recommendations to GM. The Property Manager will then negotiate with landlord.
- Working closely with company legal team and making draft of lease agreement.
- Studying trade zones including residential population, household living standard / purchasing power, companies, businesses, and government institution, competitors, traffic generators,
- Updating competitors business performance including their sales by outlet, movement, activities, and profitability.
- Analyzing competitors location strategy and their trade zones strategy.
- Updating monthly companys rental deals (terms and conditions), proposing re-negotiation for renewal period, and alerting GM 6 to 12 months earlier than the lease maturity.
- Analyzing rental cost and suggesting rental fee and charges for potential new locations.
- Attending meeting, seminar, and events to keep ourselves updated on real estate and retails market trends.
- Providing sales analysis report by store of its trade zones performance including sales by channel, sales by trade zone, product mix, tickets mix, promotion partition, leaflet penetration rate,
- Applying construction permit to local government for fit-out construction; and dealing with other government and non-government agencies for all their requirements.
- Keeping good relationship with all landlords.
- Looking for opportunity to save on rental fee through negotiation with landlords and relocation of store.
- Performing other duties as requested by the General Manager.
