Our client is a leading Real Estate Asset Management Company in the UAE who are seeking an experienced and dynamic Asset Manager.

Job Purpose

The Asset Manager will manage and oversee a portfolio of residential real estate assets located across the UAE, with the aim of optimising performance and maximising value of the properties.

Roles and Responsibilities

Strategic Asset Management

The asset manager reports to the fund management and shareholders and the role is to provide the strategic oversight and decision making across the portfolio that will return maximum investment value.

The asset manager takes a holostic view across operations, leasing, finance and investment in order to make key decisions and actions which enhances performance, income and value.

They co-ordinate and manage outsourced property managers and other service providers who carry out the propertys day-to-day operations.

This role is not a property manager role, although property managers who meet the required criteria may be considered if exceptional.

Operations

Oversee all aspects of property management including leasing, tenant management, operations and refurbishments.

Manage external property managers, facilities managers and other third parties servicing the assets.

Manage leasing and lease renewals.

Draft key property management documents including PM/FM service provider contracts and leases, with a deep understanding of key terms and conditions.

Financial Management

Develop a business plan and strategy for each asset to increase revenue and reduce costs.

Create property level budgets including forecasting of occupancy, rent, opex and capex.

Regular review of financial performance and subsequent actions to improve and optimise performance.

Collect, manage and analyse market and property data to inform decision making, being a proficient user of excel.

Oversee the functioning of key finance tasks including invoicing and payments.

Maintenance and Improvements

Maintenance of the physical condition of the properties through monitoring PPM schedules and reports and undertaking site visits.

Manage refurbishment and property improvements, being able to manage and control capex budgets, and understand their impact on asset value, assessing ROI of capex investment.

Reporting and Communication

Create regular internal summary reports to communicate key issues to management.

Draft high quality reports and presentations for external parties.

Ability to present data and complex issues in a clear and concise way is critical.

Key Skills Required for Role

  • Strategic thinker.

  • Ability to analyse complex data and present recommendations and solutions to all relevant stakeholders.
  • Understands budgets and financial statements.
  • Proficient user of excel and worksheets.
  • Strong negotiating skills.
  • Knowledge and understanding of leasing, property and facilities management.

Required Experience and Qualifications

  • 10+ years of real estate asset management experience. UAE experience is preferred.
  • A degree in real estate, finance, engineering, or related field.
  • A proven track record of hitting budget targets and cost optimisation targets.
