Job summary
Identify and prepare strategy, manage and take full responsibility for the assigned Property Portfolio within designated Countries / Regions including
identifying business opportunities, demographic and country trends, relevant regulatory framework and associated Corporate
Governance requirements. Lead, influence and mentor teams, internal and external, to execute strategy by establishing commercially viable options,
securing multiple stakeholder buy-in, preparation of board papers and managing the complete development process for a portfolio of mixed use
projects.
Duties:
Initiate and steer the Country / Region development strategy and coordinate
with the Property Development to progress the agreed Business Plan;
Identify Regulatory Framework governing the Country / Region development
strategy and Corporate Governance required to operate in the
identified Framework;
Prepare Country / Region Entry Strategies and Business Plans for Board approval to ensure stated objectives are met in
delivering development opportunities anchored by retail malls.
Lead teams in preparing Business Case input for a portfolio of projects across
all the Regions ensuring that business cases fall in line with company
strategy, including financial, design, and procurement strategies.
Establish, lead and coach project teams to ensure business cases achieve
stakeholder approvals.
Manage stakeholder relationships at all levels within identified Country /
Region including liaison with Heads of States, CEO of stakeholder partners
and key business affiliates within the Country / Region.
Negotiate and secure land bank opportunities, including negotiations on
contracts of sale and purchase and land zoning rights, to secure
development pipeline.
Identify and define strategy for delivery of the development pipeline including
management of the development teams including, Legal, Financial, Market
Research, Marketing, Sales, Project Managers, Architects, QS, and all
Engineering Disciplines.
Lead all aspects of the development process including master planning,
design, procurement, consultant / contractor appointment and project
execution. Ensure all technical procedures adapted meet with approved
Corporate operational objectives.
Oversee and review preparation of project specific Development and Design
briefs to reflect project intent and objectives.
Identify and document risk items for each Business Case, including at an
individual property level and at a Country level. Analyze, evaluate and rank
overall risk exposure, including technical, financial, and human resources.
Develop and actively lead the risk mitigation measures to ensure that the
business cases are secured to meet profit and turnover targets.
Manage internal and external teams to ensure that feasibility, program,
design, technical, quality and leasing specifications of projects are
achieved through to completion and handover.
Provide regular feedback with regard to Country / Region Business Plans,
including project status, risks and approved feasibility hurdle rates to
relevant executives.
Manage teams of Development Managers. Mentor them with regard to
their working style, professional expertise and quality of project execution.
Instruct, organize and coordinate all development disciplines with the
objective of harmonizing the diversified functions to deliver completed
projects in accordance with the objectives established in the approved
business cases.
Perform other duties as assigned.
Accountabilities:
Accountable for the success of a property development project from
concept to handover ensuring the completion of the project on time, within
budget, and to specifications, meeting health and safety standards during
construction and securing of environmental sustainability of the
development.
To ensure all the regional projects are adequately staffed and the projects
are being executed as per the standard policies and procedures as laid out
by the corporate.
Supervise and monitor members of the Project Team.
Experience of Project management.
Full Knowledge of Country Economics
Ideal Capabilities /skills
Business capabilities:
12+ years of relevant experience in a position with a multinational
company preferred in Real Estate field within the Country. Five of which
at senior capacity.
Full Knowledge of relevant Country laws and regulations.
Experience in working in multi-cultural environments.
