Property Manager (Australian Residential Portfolio)

About the Role

We are looking for an experienced Property Manager to join our Australian client and independently manage a residential property portfolio. This role is ideal for someone who has hands-on Australian property management experience, enjoys building strong relationships with property owners and tenants, and can confidently manage a portfolio with minimal supervision.

You will initially manage approximately 200 residential properties, with the opportunity to support a larger portfolio as the business grows.

Key Responsibilities

  • Independently manage a residential property portfolio of approximately 200 properties.
  • Build and maintain professional relationships with property owners, tenants, and contractors via phone and email.
  • Coordinate maintenance requests and follow up with owners, tenants, and contractors to ensure timely resolution.
  • Manage lease renewals, rent reviews, arrears, notices, tenancy matters, and general portfolio enquiries.
  • Review routine inspection reports and coordinate follow-up on maintenance, tenancy, and compliance matters.
  • Maintain accurate records and ensure all matters are followed through to completion.
  • Prioritize and manage a high-volume workload while delivering exceptional customer service.
  • Take ownership of your portfolio and work independently with minimal supervision.

Qualifications

  • Proven experience independently managing an Australian residential property portfolio from end to end.
  • Strong understanding of Australian property management processes and residential tenancy legislation.
  • Excellent written and verbal English communication skills, with confidence speaking directly with property owners, tenants, and contractors.
  • Strong organizational skills with exceptional attention to detail.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Proactive, reliable, professional, and able to work independently.

Preferred Qualifications

  • Australian Property Management Licence or Real Estate Certificate (preferred but not required).
  • Previous commercial property management experience is an advantage.

What's Not Included

This role focuses solely on property management operations. Trust accounting and transactional accounting duties—including rent receipting, owner disbursements, invoice payments, and similar accounting functions—are handled separately by the client's Accounts team.

Working Hours

  • Full-time, Monday to Friday
  • 9:00 AM – 5:00 PM Australian Eastern Standard Time (AEST)
  • Must be available and contactable via both email and phone throughout Australian business hours.
