About the Role
We are seeking a results-driven Digital Marketing Manager to build, manage, and optimise our entire inbound lead generation engine.
This role is focused on generating high-quality enquiries for custom homes, duplex developments, granny flats, subdivisions, and property investment projects through digital channels.
You will be responsible for creating and managing landing pages, sales funnels, paid advertising campaigns, CRM automations, email nurturing sequences, and conversion optimisation strategies that consistently deliver qualified leads to our sales team.
This is a hands-on role requiring both strategic thinking and technical execution.
Key Responsibilities
Lead Generation & Funnel Management
- Build and manage high-converting sales funnels using ClickFunnels, GoHighLevel, or similar platforms.
- Create landing pages designed to maximise enquiry conversions.
- Develop lead magnets, calculators, guides, and downloadable resources.
- Optimise conversion rates across all marketing assets.
- Implement A/B testing strategies to improve performance.
Paid Advertising
- Manage Meta (Facebook & Instagram) advertising campaigns.
- Manage Google Search, Display, Performance Max and YouTube campaigns.
- Monitor and optimise cost per lead (CPL), cost per acquisition (CPA), and return on ad spend (ROAS).
- Allocate and manage advertising budgets effectively.
CRM & Automation
- Build and manage marketing automations.
- Develop email nurturing campaigns and SMS sequences.
- Implement lead scoring and pipeline tracking.
- Integrate marketing platforms with CRM systems.
Website & SEO
- Work with developers to improve website performance.
- Create SEO-focused content strategies.
- Improve organic rankings for key construction and property development keywords.
- Monitor website traffic and conversion metrics.
Analytics & Reporting
- Track campaign performance across all channels.
- Produce weekly and monthly reporting.
- Analyse lead quality and conversion data.
- Recommend improvements based on data insights.
Content & Creative Direction
- Coordinate content creation for:
- Granny Flats
- Duplex Developments
- Custom Homes
- Knockdown Rebuilds
- Subdivisions
- Property Investment
- Work with designers and video editors to create:
- Social media content
- Ad creatives
- Case studies
- Client testimonials
- Educational marketing materials
Essential Requirements
- 3+ years experience in digital marketing and lead generation.
- Proven experience generating inbound leads through paid advertising.
- Strong experience with ClickFunnels, GoHighLevel, WordPress, or similar platforms.
- Experience running Meta Ads and Google Ads campaigns.
- Strong understanding of CRM systems and marketing automation.
- Experience building landing pages and sales funnels.
- Strong analytical and reporting skills.
- Excellent written and verbal English communication.
