About Our Client

OutsourcedIn is looking for an experienced Digital Marketing Specialist (Paid Ads Specialist) to join a growing Dubai-based property group operating as part of a larger international investment organisation.

Our client is building a sophisticated digital acquisition capability to support the continued growth of its property business, with a strong focus on generating qualifi ed buyer and investor enquiries through paid digital channels.

This is an opportunity for an experienced performance marketer to take meaningful ownership of the complete paid acquisition journey from the fi rst impression through to the lead entering the CRM.

The successful candidate will be joining the client's team on a full-time, long-term basis and will work remotely while supporting a Dubai-based business.

The Role

As the Digital Marketing Specialist (Paid Ads Specialist), you will be responsible for building, managing and continuously improving the client's digital lead-generation engine.

Meta Ads and Google Ads will sit at the centre of the role.

However, we are not looking for someone who simply launches campaigns and reports on cost per click.

You will take ownership of the entire paid acquisition loop:

Ad Audience Landing Page Lead Capture Tracking CRM Automation Reporting Optimisation

You will be expected to understand how each component aff ects the next.

When a campaign generates traffi c but not enquiries, you need to determine why.

When cost per lead increases, you need to identify what changed and take action.

When Meta reports leads that cannot be reconciled with the CRM, you need to investigate the tracking.

When lead volume increases but lead quality deteriorates, you need to determine whether the problem sits with the audience, off er, creative, messaging, funnel or qualifi cation process.

This is a highly hands-on position for someone who understands both the marketing and technical infrastructure behind successful performance campaigns.

Key Responsibilities

Paid Advertising & Lead Generation

Your primary responsibility will be generating a consistent pipeline of qualifi ed property enquiries through paid digital channels.

You will:

Plan, build, launch and optimise campaigns across Meta Ads and Google Ads.

Develop paid media strategies aligned with specifi c properties, developments, audiences and commercial objectives.

Manage campaign structures, budgets, bidding strategies, audience segmentation and geographic targeting.

Develop and test audiences across prospecting, retargeting and remarketing campaigns.

Write and refi ne performance-focused advertising copy.

Work with creative resources to develop advertising assets designed around campaign objectives.

Develop clear creative briefs based on performance data and testing requirements.

Run structured A/B tests across creatives, hooks, messaging, audiences, off ers and calls to action.

Monitor campaign performance closely and make proactive optimisation decisions.

Manage budget pacing and allocation across campaigns based on performance.

Identify underperforming campaigns quickly and take corrective action.

Continuously work to improve cost per qualifi ed lead, conversion rate, lead quality and return on advertising spend.

You will be expected to look beyond surface-level metrics such as impressions, reach and clicks.

The objective is qualifi ed commercial opportunities.

Sales Funnels & Landing Pages

Successful paid advertising does not stop when someone clicks an ad.

You will take responsibility for ensuring the journey after the click is designed to convert.

Responsibilities will include:

Build, edit and optimise campaign landing pages and lead-generation funnels.

Develop landing-page structures around specifi c campaigns and audience intent.

Ensure consistency between advertisements, off ers and landing-page messaging.

Improve headlines, copy, calls to action, forms and page structure.

Analyse landing-page conversion performance.

Identify friction and conversion bottlenecks.

Conduct structured landing-page testing.

Ensure forms and lead-capture mechanisms function correctly.

Conduct detailed pre-launch quality assurance across desktop and mobile.

Work continuously to improve visitor-to-lead conversion rates.

You should be comfortable identifying whether poor campaign performance is being caused by the media buying or what happens after the click.

Tracking, Analytics & Attribution

Accurate data is critical to this position.

You will be responsible for ensuring the business can confi dently understand where its leads are coming from and how campaigns are performing.

Responsibilities will include:

Implement and maintain Meta Pixel tracking.

Implement and troubleshoot Meta Conversions API (CAPI).

Confi gure Google Ads conversion actions.

Confi gure and manage GA4 events and conversions.

Implement and manage tracking through Google Tag Manager.

Establish and maintain disciplined UTM structures.

Maintain consistent campaign naming conventions.

Validate tracking before campaigns are launched.

Troubleshoot attribution and tracking discrepancies.

Reconcile advertising-platform data against website, CRM and analytics data.

Identify broken events, tags, forms or integrations before they materially impact campaign optimisation.

Continuously improve the reliability of marketing attribution.

The expectation is not simply to report that the numbers do not match.

You should be capable of investigating why they do not match.

CRM, GoHighLevel & Marketing Automation

The role extends beyond generating the initial enquiry.

You will work with GoHighLevel (GHL) and associated marketing systems to ensure leads are captured, organised, attributed and nurtured eff ectively.

You will:

Build and manage lead-generation funnels within GHL where required.

Confi gure forms, pipelines, workfl ows and lead-routing processes.

Build automated email and SMS follow-up sequences.

Develop lead nurturing and re-engagement workfl ows.

Ensure leads generated from Meta and Google campaigns enter the CRM correctly.

Maintain accurate campaign and source attribution.

Test automations before deployment.

Identify opportunities to improve speed-to-lead and follow-up.

Troubleshoot broken integrations or workfl ows.

Use automation to remove unnecessary manual processes.

Work with sales stakeholders to understand what happens to marketing-generated leads after handover.

Strong GHL capability will be highly regarded.

Campaign Creative & Messaging

You do not need to be a full-time graphic designer or video editor.

You do, however, need to understand what makes paid advertising creative perform.

You will:

Develop advertising concepts and creative angles.

Write campaign hooks, headlines, primary copy and calls to action.

Brief designers and content creators clearly.

Analyse creative performance and identify fatigue.

Maintain an organised testing pipeline.

Test diff erent value propositions, pain points, formats and messaging.

Use campaign data to inform the next creative iteration rather than relying solely on subjective opinion.

Experience with property and real estate advertising creative will be advantageous.

Reporting & Commercial Analysis

Reporting is not simply exporting numbers from Meta Ads Manager.

You will produce clear, accurate reporting that helps management understand what is happening and what should happen next.

You will:

Produce weekly and monthly performance reporting.

Monitor advertising spend against budgets.

Report on key metrics including CPL, qualifi ed CPL, conversion rates, lead volume, lead quality and campaign effi ciency.

Analyse performance by campaign, audience, creative, off er and channel.

Identify meaningful trends and anomalies.

Clearly explain performance changes.

Recommend actions based on the data.

Work with sales stakeholders to understand downstream lead quality and conversion.

Help establish a stronger connection between advertising spend, leads, opportunities and revenue.

Every report should ultimately answer three questions:

What happened? Why did it happen? What are we doing next?

AI & Automation

The client is looking for a modern digital marketer who actively uses technology to improve the quality and speed of their work.

You will be expected to:

The Successful Candidate

We are looking for an experienced performance marketer, not a general social media manager.

You will ideally have:

3+ years of hands-on digital performance marketing experience.

Strong practical experience managing Meta Ads.

Strong practical experience managing Google Ads.

Demonstrated experience generating leads through paid advertising.

Experience managing meaningful paid media budgets.

Strong understanding of campaign structure, targeting, retargeting and optimisation.

Experience developing and optimising landing pages and sales funnels.

Strong understanding of conversion-rate optimisation.

Experience with Meta Pixel and Conversions API.

Experience with Google Analytics 4.

Experience with Google Tag Manager.

Strong understanding of conversion tracking and attribution.

Experience with CRM and marketing automation platforms.

Experience with GoHighLevel is strongly preferred.

Ability to write eff ective performance advertising copy.
