Type of employment: Full-time

Shift Schedule: Flexible but preferred at least 4 hours daily overlap with 8:00 AM – 5:00 PM U.S. hours

You will source off-market U.S. land and property deals before they hit public listings, run initial underwriting using a simple model, and support deal execution by creating investor/lender-ready presentations. This is a proactive, analytical acquisition role where AI proficiency is mandatory—you'll use tools like Claude (and other AI systems) to automate sourcing, screening, and proposal/presentation workflows so decisions happen faster and deal flow increases.

The client is a fractional go-to-market advisory that builds AI tools and go-to-market engines for early-stage startups, and also backs founders through an angel portfolio of 10+ investments across sectors like healthcare, B2B SaaS, AI, and fintech in Latin America and the U.S.

Objective of this role:

  • Increase deal flow by consistently sourcing and screening off-market opportunities
  • Support faster decision-making through accurate, timely deal analysis and clean data organization
  • Produce clear, professional deal presentations for lenders and investors
  • Improve daily execution by keeping communication, follow-ups, and pipeline tracking organized and up to date
  • Use AI tools to enhance research, drafting, analysis support, and workflow efficiency

Responsibilities:

Deal sourcing (off-market)

  • Source off-market land and property opportunities in the U.S. before public listings
  • Build and maintain sourcing pipelines and lists using AI-enabled research and data gathering

Underwriting & screening

  • Perform initial underwriting to assess deal potential (training on the model/process as applicable)
  • Use Excel to run basic financial analysis and support go/no-go decisions
  • Document assumptions and supporting details clearly for internal review

Proposals & presentations

  • For smaller deals: support standardized/templated offers and proposal workflows (including automated sending where applicable)
  • For larger deals: gather all relevant deal information and build investor/lender presentations in a predefined format
  • Create and organize shared deal folders/files so investors/lenders can review materials easily

Workflow & coordination

  • Track leads, next steps, follow-ups, and pipeline status consistently (CRM/pipeline tracker)
  • Coordinate with internal/external stakeholders (investors, lenders, construction partners) as needed for specific deal workflows
  • Maintain strong follow-through and ensure nothing slips due to missed details

AI implementation (mandatory)

  • Use AI tools (e.g., Claude and other automation/content tools) to:
  • Accelerate sourcing and research
  • Speed underwriting support and data summaries
  • Draft outreach/proposals where appropriate
  • Improve organization, checklists, and repeatable systems

Required skills and qualifications:

  • AI proficiency (mandatory): able to implement and manage AI tools to automate tasks and increase efficiency
  • Strong finance fundamentals with the ability to support underwriting and deal evaluation
  • Strong Excel skills (comfortable working with numbers and models; able to access and operate Excel)
  • Ability to explain complex situations simply (clear written communication and presentation readiness)
  • Highly proactive, self-managed, and able to solve problems independently
  • Organized, detail-oriented, and reliable with strong follow-up discipline
  • Cultural fit aligned to honesty, loyalty, and work ethic

Preferred skills and qualifications

  • Underwriting experience for a lender or real estate developer (strongly preferred)
  • Financial modeling experience in real estate (deal screening, assumptions, quick evaluation)
  • Experience preparing investor/lender presentations and assembling deal rooms/shared folders
  • Real estate sales background is less important than underwriting/finance analysis strength
