Our Client is an ASX-200 listed investment manager specialising in real estate funds and investment bonds. The group has a strong growth focus, with assets under management of $21 billion as at 30 June 2023.

Our Client offers investments in listed and unlisted property across 460+ high quality office, industrial and healthcare buildings around Australia and New Zealand.

Job Summary: 

This role primarily involves statutory and management reporting and tax compliance across funds managed by Centuria (NZ) Funds Management.

Key Responsibilities: 

The tasks and responsibilities for the role include:

  • Preparation of monthly management accounts
  • Preparation/review of monthly balance sheet reconciliations
  • Preparation of consolidation (up to c.25 entities) including intercompany eliminations
  • Preparation of monthly fund level adjustment journals
  • Review general ledgers prepared by property managers
  • Review monthly supplier payment runs (and adhoc payments)
  • Prepare/review Australian GST returns NZ GST returns
  • Review quarterly budget variance reports and coordinate the quarterly process with relevant internal and external parties
  • Assist with year-end and half-year financial reporting including preparing of adjustment journals (accruals, fixed rental growth calculations and lease incentive amortisation, etc)
  • Assist annual and half-year audits
  • Preparation of the monthly taxable income calculations for PIE entities
  • Prepare year-end management fee reconciliations and assist with updating monthly automatic payments
  • Prepare payment requests to be sent to the statutory supervisor
  • Assist with budget cashflows as required
  • Review monthly distribution bank accounts
  • Liaise with the registry provider to resolve distribution bounce backs
  • Prepare financial return calculations including internal rate of return, AFFO and AOP
  • Assist with adhoc projects such as controls audits, operating expense washups

Qualifications and Experience:

The ideal candidate will CA/CPA qualified with commercial experience. Big 4 experience prior to commercial roles and experience in property and funds management will be well regarded.

The ideal candidate will also be/have:

  • System experience (MRI property management system, OPM ideal)
  • Ideally some property experience
  • Team player, exhibits flexibility for different tasks and willingness to learn
  • Ability to work independently and utilise a level of initiative
  • Excellent time management skills and ability to prioritise
  • A high attention to detail
  • Ability to effectively manage multiple priorities
