Job Summary

We are looking for a Move-Out and Revenue Assurance Coordinator to manage the end-to-end move-out process and ensure accurate rent collection for our property management clients. This role plays a critical part in upholding legal compliance, maintaining profitability, and delivering excellent customer service.

Key Responsibilities

General Responsibilities

  • Deliver superior customer service to residents, vendors, and clients.

  • Stay up to date with landlord-tenant laws, fair housing policies, and rental agreements.

  • Maintain organized and legible records using AppFolio and Dropbox.

  • Communicate regularly with supervisors, team members, and leadership.

  • Follow company policies, procedures, and employee handbook.

  • Attend all assigned training and development sessions.

Revenue Assurance Responsibilities

  • Oversee all rent collection operations for assigned properties.

  • Maintain property delinquency rates at or above 95%.

  • Accurately document collections and communications in AppFolio.

  • Monitor evictions, NSF payments, and legal cases.

  • Manage Section 8 contracts, payments, and audits.

  • Maintain accurate resident ledgers, process refunds or credits as needed.

  • Monitor and manage online resident payment options.

Move-Out Coordinator Responsibilities

  • Manage the entire move-out process using AppFolio workflows.

  • Document communications and generate SODAs (Statements of Deposit and Accounting).

  • Ensure all move-out operations comply with legal requirements.

  • Track and reconcile damages and fee charges.

  • Recommend improvements to policies and procedures related to move-outs.

Daily Responsibilities

  • Respond to emails, voicemails, and inquiries within 24 hours.

  • Attend virtual team meetings via video, with a stable internet connection.

Monthly Responsibilities

  • Audit late fees for compliance with leases and legal standards.

  • Prepare and send non-payment notices for approval.

Annual Responsibilities

  • Work with Accounting and Portfolio Managers to support annual budgeting processes.

Qualifications

  • Proven experience in property management or a similar administrative role.

  • Proficiency in AppFolio property management software.

  • Strong understanding of landlord-tenant and fair housing laws.

  • Excellent communication, organizational, and customer service skills.

  • Ability to handle sensitive and confidential information.

  • Proactive and detail-oriented work ethic.
