Job Overview
We are seeking a detail-oriented Tenant Screener to assist our property management team in assessing potential tenants. The Tenant Screener will be responsible for reviewing applications, conducting background checks, verifying income and employment, and ensuring compliance with our tenant selection criteria. This role is crucial in maintaining a high standard for tenant quality and fostering positive tenant relations within our properties.
Key Responsibilities
- Application Review
- Assess tenant applications for completeness, accuracy, and adherence to application requirements.
- Verify applicant information, including identity, income, and rental history.
- Background and Credit Checks
- Conduct thorough background checks, including criminal history and credit reports.
- Evaluate creditworthiness, rental history, and previous landlord references.
- Ensure compliance with fair housing laws and guidelines throughout the screening process.
- Income and Employment Verification
- Verify income through pay stubs, employment letters, and other financial documents.
- Confirm employment status and job stability through direct contact with employers when necessary.
- Reporting and Documentation
- Document screening findings and compile detailed reports for the property managers review.
- Maintain organized records of each applicants documents and screening status.
- Provide regular updates on application progress and assist in final selection decisions.
- Communication with Applicants
- Respond to applicant inquiries, providing information on application status and next steps.
- Communicate professionally and courteously with applicants, maintaining a positive experience regardless of screening outcome.
Qualifications
- Experience: Minimum of 1-2 years in US tenant screening, property management, or similar role, preferably with experience in remote/virtual environments.
- Skills:
- Strong analytical and decision-making skills.
- Excellent attention to detail and accuracy in reviewing documentation.
- Familiarity with tenant screening software (e.g., TenantCloud, Buildium) and background check processes.
- Technical Requirements: Reliable internet connection, computer with up-to-date software, and familiarity with online communication tools.
Preferred Qualifications
- Knowledge of fair housing laws and compliance standards.
- Experience working with sensitive and confidential information.
- Ability to manage multiple applications simultaneously while maintaining confidentiality and professionalism.
