Job Summary:
We are seeking a detail-oriented Property Management Accountant Virtual Assistant to provide financial and accounting support to property management teams. The ideal candidate will handle financial transactions, generate reports, and ensure accurate accounting for residential, commercial, and multifamily properties. This role requires proficiency in property management accounting software, strong organizational skills, and a solid understanding of property management financial processes.
Key Responsibilities:
- Accounts Receivable and Payable:
- Process tenant payments and record receivables.
- Manage accounts payable, ensuring timely vendor and contractor payments.
- Bank Reconciliations:
- Reconcile bank statements, credit card transactions, and other financial accounts.
- Lease and Tenant Accounting:
- Track rent payments, security deposits, and lease-related financial records.
- Prepare delinquency reports and coordinate with property managers to address overdue accounts.
- Financial Reporting:
- Prepare monthly financial statements, including income statements, balance sheets, and cash flow reports.
- Provide variance analyses and budget-to-actual comparisons.
- Budgeting and Forecasting:
- Assist in preparing property budgets and forecasts.
- Monitor budget performance and recommend adjustments as needed.
- Software Management:
- Utilize property management accounting software like AppFolio, Buildium, Yardi, or QuickBooks.
- Ensure data integrity and maintain up-to-date records in the accounting system.
- Audit Support:
- Assist with internal and external audits by providing required documentation and reports.
- Ensure compliance with relevant financial regulations and property management standards.
- Communication and Coordination:
- Collaborate with property managers, landlords, and tenants to address accounting inquiries.
- Provide financial insights and recommendations to stakeholders.
Qualifications:
- Education:
- Bachelors degree in Accounting, Finance, or a related field is preferred.
- Experience:
- 2+ years of experience in property management accounting or a similar role.
- Experience handling financial tasks for residential, commercial, or HOA properties.
- Technical Skills:
- Proficiency in property management accounting software (AppFolio, Buildium, Yardi, Vantaca, QuickBooks, etc.).
- Advanced knowledge of Microsoft Excel, including pivot tables and financial modeling.
- Familiarity with accrual and modified accrual accounting methods.
- Soft Skills:
- Strong attention to detail and organizational abilities.
- Excellent written and verbal communication skills.
- Ability to manage multiple deadlines and prioritize tasks effectively.
- Preferred Qualifications:
- Experience with HOA accounting and compliance is a plus.
- Knowledge of U.S. property management financial regulations.
