Job Overview:
The Bilingual Property Manager will oversee the day-to-day operations of residential or commercial properties, ensuring smooth management of maintenance, tenant relations, leasing, and financial performance. This role requires fluency in both English and Spanish to effectively manage tenant communications, vendor relationships, and operational tasks across multiple properties.
Key Responsibilities:
- Property Maintenance:
- Supervise routine and emergency maintenance and repair activities, ensuring that properties are well-maintained and that maintenance issues are addressed promptly.
- Schedule and oversee property inspections to ensure upkeep and safety compliance.
- Collaborate with vendors to ensure timely and high-quality repairs and services.
- Tenant Relations:
- Serve as the primary contact for tenants, handling inquiries, addressing concerns, and ensuring tenant satisfaction.
- Maintain positive tenant relations and ensure timely resolution of tenant issues.
- Conduct regular tenant meetings and property walkthroughs to maintain communication.
- Leasing and Marketing:
- Manage the leasing process, including marketing vacant units, conducting property showings, and screening prospective tenants.
- Prepare, review, and execute lease agreements while ensuring compliance with legal requirements.
- Implement strategies to minimize vacancy rates and ensure timely occupancy.
- Financial Management:
- Monitor and manage the financial performance of properties, including rent collection, budgeting, and expense tracking.
- Prepare monthly financial reports, balance sheets, and budget forecasts for senior management.
- Ensure timely payments for utilities, vendors, and other property expenses.
- Compliance:
- Ensure properties comply with local, state, and federal regulations, including safety codes, fair housing laws, and other regulatory standards.
- Stay updated on regulatory changes and adjust policies and procedures accordingly.
- Vendor Management:
- Negotiate contracts with vendors and service providers for maintenance, landscaping, security, cleaning, and other property services.
- Manage vendor relationships, ensuring high-quality services at competitive prices.
- Monitor vendor performance and adjust contracts as necessary.
- Record Keeping:
- Maintain accurate and organized records of tenant information, lease agreements, property maintenance, and financial transactions.
- Ensure proper documentation and compliance with property management software and tools.
- Tenant Communication (Bilingual English/Spanish):
- Handle tenant inquiries, complaints, and service requests in both English and Spanish, ensuring timely communication and resolution.
- Translate important documents, lease agreements, and notices for Spanish-speaking tenants.
- Follow up with tenants on maintenance requests and other property matters in both languages.
Qualifications:
- Languages: Fluency in both English and Spanish is required.
- Experience: Minimum of 1-2 years of experience in property management, leasing, or related roles.
- Strong knowledge of property management software (e.g., AppFolio, Buildium, or similar).
- Experience managing budgets, rent collections, and financial reporting.
- Familiarity with local, state, and federal housing regulations.
- Excellent communication, negotiation, and customer service skills.
- Strong organizational and multitasking abilities.
- Prior experience managing bilingual properties or working with diverse tenant populations.
- Knowledge of maintenance processes and vendor management.
