Job Title: Commercial Property Manager

Overview:
Our client, a reputable property management company, is seeking an experienced Commercial Property Manager to oversee their portfolio, which includes a mix of retail, industrial, and office spaces across 20+ properties. This role requires a proactive, hands-on professional to deliver exceptional service to tier-one tenants, ensuring smooth operations and high tenant satisfaction.

Key Responsibilities:

  • Conduct regular property inspections to identify maintenance needs, safety concerns, and other operational issues.
  • Manage and coordinate repairs, maintenance, and preventative work for building systems, including HVAC, plumbing, life safety, and other key infrastructure.
  • Prepare, negotiate, and oversee service contracts for landscaping, snow removal, waste management, security, and other property needs.
  • Act as the primary point of contact for tenants, providing hands-on support to address service requests, resolve issues, and maintain strong relationships.
  • Interpret lease agreements to ensure tenant compliance and address any related disputes or concerns.
  • Prepare and issue formal correspondence, including notices of default, operational updates, and other tenant-related communication.
  • Liaise with contractors and service providers to manage and oversee on-site work, ensuring timely and high-quality completion of tasks.
  • Navigate complex repairs and maintenance issues, ensuring quick resolutions with minimal tenant disruption.
  • Maintain accurate tenant records, including certificates of insurance and compliance with lease obligations.
  • Assist with financial responsibilities, including operating cost reconciliations, reviewing lease payments, and supporting rent collection efforts.
  • Collaborate with accounting and leasing teams to support marketing efforts for vacant spaces and financial analysis of property performance.
  • Provide on-call emergency response for after-hours situations, ensuring tenant and property issues are resolved efficiently.
  • Foster a proactive management style to anticipate and address issues before they escalate, maintaining high service standards for tier-one tenants, including national brands.

Qualifications:

  • Proven experience managing a commercial property portfolio, including retail, industrial, and office spaces.
  • Hands-on experience with tenant relations, lease interpretation, and property operations.
  • Strong organizational and time-management skills, with the ability to prioritize tasks effectively.
  • Excellent communication skills, with the ability to prepare and deliver formal correspondence and resolve conflicts professionally.
  • Familiarity with complex maintenance and repair issues, as well as managing service contracts.
  • Proficiency in property management software and Microsoft Office Suite.
  • A proactive, solution-oriented approach to property management.
  • Flexibility to handle after-hours emergencies as required.
