Development Analyst

Our client is a forward-thinking real estate development startup focused on commercial and industrial projects in Dubai, aiming to become a leading developer in the UAE. We seek a detail-oriented Development Analyst to support project strategy, planning, research, and financial feasibility studies.

Key Responsibilities:

• Market Research & Industry Analysis: Conduct thorough research on market supply, demand, and competitor activities across various asset classes (office, retail, industrial, hospitality, mixed-use). Monitor UAE real estate trends, regulations, economic conditions, and investment activity.
• Project Feasibility & Financial Modeling: Develop detailed financial models, including proformas, discounted cash flow (DCF) analyses, and sensitivity analyses to assess the financial viability of potential development projects. Analyze capital expenditure, operational costs, and revenue projections.
• Strategic Planning & Business Case Development: Assist in creating business cases for new developments, incorporating financial forecasts, market insights, and risk assessments. Collaborate with internal teams (design, sales, finance) to ensure project strategies align with the company's long-term goals.
• Investment Analysis & Reporting: Evaluate potential joint venture and partnership opportunities, assessing their financial and strategic benefits. Prepare investment memos, presentations, and reports for executive decision-making and stakeholder communication. Track key performance indicators (KPIs) for ongoing projects and provide regular progress updates.
• Risk Assessment & Scenario Planning: Identify potential risks associated with development projects (market, financial, regulatory). Conduct scenario analysis to model different outcomes and inform strategic decisions. Recommend risk mitigation strategies.

Qualifications:

• Bachelor's degree in Real Estate, Finance, Economics, Urban Planning, or a related field (Master's degree preferred).
• 3-5 years of experience within a real estate development company or real estate consultancy.
• Strong proficiency in financial modeling and Excel (ability to build complex proformas).
• Demonstrated experience in conducting market research and feasibility studies for real estate projects.
• Familiarity with the Dubai real estate market, including zoning, trends, and investment drivers.
• Excellent analytical, problem-solving, and presentation skills.
