Our client, a premier real estate development and investment holding company, is seeking a dynamic Mall Operations Manager to lead the efficient and smooth operation of a premier shopping destination in Colombo 06. With a focus on developing prime quality properties that maximize long-term investment value, this role is crucial in ensuring an exceptional visitor experience and optimal profitability.

Position Summary:
The Mall Operations Manager will oversee all aspects of mall operations, tenant management, vendor coordination, maintenance, safety, and customer service.

Key Responsibilities:

  1. Operations Management:

    • Oversee daily mall operations, ensuring cleanliness, safety, and functionality.
    • Monitor facilities (HVAC, plumbing, escalators/lifts) and implement SOPs.
    • Coordinate with service providers for top performance.
  2. Tenant Management:

    • Build strong relationships with tenants, addressing operational issues.
    • Ensure adherence to lease agreements and coordinate tenant setups.
  3. Vendor & Contractor Management:

    • Shortlist and monitor vendor performance, ensuring compliance with SLAs.
  4. Maintenance & Facility Coordination:

    • Conduct routine inspections and coordinate repairs without disrupting operations.
  5. Budgeting & Cost Control:

    • Prepare and manage operations budgets, ensuring cost efficiencies.
  6. Safety & Compliance:

    • Ensure compliance with health, safety, and local regulations.
    • Oversee emergency preparedness and security measures.
  7. Customer Experience & Events Management:

    • Maintain high standards of customer service and satisfaction.
    • Collaborate with the marketing team on events and promotions.
  8. Reporting & Analytics:

    • Generate performance reports and provide insights for strategic planning.

Qualifications & Experience:

  • Bachelor’s degree in Business Administration, Operations Management, or related field.
  • 10+ years of experience in mall operations, 5-star hotel operations, or property management.
  • Knowledge of budgeting, vendor management, and facility operations.

Skills & Competencies:

  • Strong leadership and team management skills.
  • Excellent problem-solving and conflict resolution abilities.
  • Strong communication and interpersonal skills.
  • Proficiency in MS Office; familiarity with property management systems is a plus.

Work Environment & Requirements:

  • Willingness to work weekends, holidays, or extended hours as required.
  • Ability to move around the property and interact with stakeholders.
