Role Summary

The Head of Renovation & Flipping is accountable for Milele's villa and apartment acquisition, renovation, and resale program. The role spans the entire lifecycle, from acquisition due diligence, design, authority approvals, execution, QA/QC, cost and schedule control, handover, and sales readiness.

The mandate is to build a professional, scalable, and profitable renovation function rooted in disciplined project management, engineering excellence, and market-driven design. 

This leader must combine strategic vision, technical mastery, and commercial acumen to deliver superior ROI.

Key Responsibilities

Strategic Leadership

  • Define and execute Milele's renovation and flipping strategy (light refresh, core renovation, luxury transformations).

  • Set annual renovation targets including flips completed, ROI per project, and capital allocation.

  • Benchmark against top Dubai developers and global renovation standards.

  • Institutionalize best practices via a standardized Scope Boundaries Manual.

Project Lifecycle Management

  • Own the end-to-end project lifecycle (due diligence to resale readiness).

  • Manage design and authority approvals with DM, DCD, DEWA, Master Developers, and telecom providers.

  • Ensure compliance with codes, permits, and warranty requirements.

  • Oversee consultants and contractors across architecture, interiors, MEP, landscape, pools, and smart home systems.

Financial & Commercial Control

  • Develop and manage project budgets with Good/Better/Best specifications.

  • Monitor capex vs. forecast, approve variations, and manage contingencies.

  • Drive procurement discipline, vendor qualification, tendering, and contract management.

  • Apply value engineering to maximize ROI (kitchens, baths, curb appeal, technology upgrades).

  • Track portfolio IRR, margins, and payback periods.

Technical & Engineering Oversight

  • Act as subject matter expert on architecture, civil works, MEP, finishes, and landscaping.

  • Lead structural and MEP risk reviews for new loads, plant upsizing, and safety-critical works.

  • Approve QA/QC hold points (waterproofing, pressure tests, electrical checks, HVAC balancing).

Project Controls & HSE

  • Establish baseline schedules, track progress, and enforce earned value reporting.

  • Implement QA/QC systems and ensure closeout of non-conformance reports.

  • Oversee HSE protocols to achieve zero lost-time incidents.

  • Ensure authority inspections are passed first time.

Team Leadership

  • Build, lead, and mentor a multidisciplinary team.

  • Define roles and responsibilities across functions with clear accountability.

  • Develop capability in construction management, ROI-driven decision making, and Dubai compliance.

Sales Readiness & Market Alignment

  • Ensure completed projects are sales-ready with staging, marketing collateral, and positioning.

  • Collaborate with sales/marketing on pricing strategy and market appeal.

Continuous Improvement

  • Conduct post-project reviews and ROI analyses.

  • Maintain supplier performance scorecards.

  • Introduce digital tools (BIM, Procore/Primavera, cost control systems).

  • Benchmark against international standards (CSI Master Format, RICS, PMBOK).

Candidate Profile

Education & Credentials

  • Degree in Architecture, Civil Engineering, or Construction Management (Master's preferred).

  • Professional certifications: PMP, MRICS, CEng, LEED AP (or equivalent).

Experience

  • 12 to 18+ years in construction/renovation; 5+ years in Dubai/UAE.

  • Proven track record in luxury villa/apartment renovations or large-scale refurbishments.

  • Strong background in authority approvals and Dubai compliance.

Skills & Competencies

  • Technical expertise in structural, MEP, finishes, waterproofing, landscape, and pools.

  • Strong commercial acumen: BOQ management, cost control, ROI optimization.

  • Proven project controls skills: scheduling, risk management, QA/QC.

  • Strong leadership and team-building ability.

  • Persuasive communicator with stakeholders from contractors to investors.

  • Tech-savvy with BIM, cost-control tools, and smart home integration.

  • On-time, on-budget delivery of projects.

  • ROI per project vs. target; portfolio IRR.

  • First-time success rate in authority approvals.
