Job Purpose:

To supervise and coordinate all maintenance activities related to housing units and community facilities within Al-Khor Community. The role ensures high-quality service delivery through Client policies and community expectations.

Key Responsibilities:

  • Supervise daily maintenance operations across approximately 3,000 housing units and shared facilities (schools, clubs, mosques).
  • Coordinate and monitor the performance of general maintenance, appliance repair, air conditioning, plumbing, and civil contractors.
  • Ensure all maintenance work complies with safety regulations : health, safety, and environment (HSE) policies.
  • Lead safety toolbox talks, participate in incident reporting, and enforce use of PPE among contractor teams.
  • Oversee work order processing, prioritize service requests, and ensure prompt resolution of resident complaints.
  • Perform regular inspections and audits to assess service quality, preventive maintenance, and contractor compliance.
  • Support emergency maintenance activities and after-hours response when required.
  • Prepare maintenance reports, monitor KPIs, and recommend improvements in workflows and service delivery.

Technical & Business Skills:

  • Strong knowledge of building systems, HVAC, electrical, plumbing, appliances, and civil maintenance.
  • Ability to interpret technical drawings, maintenance standards, and equipment manuals.
  • Proficient in the use of CMMS and Microsoft Office Suite (Excel, Word, Outlook).
  • Budget awareness and basic understanding of contractor billing and invoicing processes.

Qualifications:

  • Bachelors degree in mechanical, Electrical, or Civil Engineering (or related field).
