Position Overview
Leads and oversees all operations of the Maintenance Department, ensuring safe, efficient, and compliant building operations across the portfolio.
Key Responsibilities
Strategic & Operational Leadership
- Direct and supervise Maintenance Tech IIIs; provide indirect oversight to additional maintenance staff.
- Plan and manage capital improvement projects, including scope development and bid review.
- Conduct mock REAC inspections and oversee corrective actions.
- Implement and monitor safety programs across all communities.
- Lead quarterly maintenance meetings and monthly technical leadership meetings.
- Review site inspections before corporate submission.
Technical Expertise & Systems Oversight
- Diagnose and troubleshoot mechanical, electrical, HVAC, plumbing, refrigeration, and fire protection systems.
- Perform complex system testing to identify malfunctions and ensure reliable operations.
- Disassemble equipment, evaluate repair feasibility, coordinate with manufacturers, prepare requisitions, and document repairs.
- Isolate equipment before repairs and notify affected parties to minimize disruptions.
- Maintain knowledge of emergency systems, transfer switches, and major electrical distribution panels.
- Conduct testing of fire systems, including smoke detectors, pull stations, sprinkler systems, and jockey pumps, with proper documentation.
Maintenance & Repairs
- Perform skilled plumbing repairs (sinks, tubs, shut-offs, rerouting lines).
- Identify and resolve electrical and power distribution issues.
- Execute skilled building operational tasks per schedule and work orders.
- Respond to emergency and non-emergency maintenance calls, including off-hours and weekends as needed.
Training & Development
- Train maintenance staff on system operations and troubleshooting.
- Coordinate hands-on training and knowledge-sharing initiatives.
- Plan, assign, and evaluate staff performance in accordance with policies and applicable laws.
Qualifications
Education & Experience
Associate Degree in a technical field (Electrical, Plumbing, Boilers, HVAC) and 5+ years of relevant experience
OR
7+ years of relevant maintenance experience
OR
Equivalent combination of education and experience
Required: Apartment maintenance experience
Technical Skills

Proficiency in Microsoft Office (Word, Outlook)

Experience with computerized Work Order systems

Strong troubleshooting skills across building systems
Licenses & Tools
- Valid PA Driver's License
- Insured, registered, reliable vehicle
- Personal hand tools required (hammer, tape measure, screwdrivers, etc.)
