Role Overview

Performs general property and building maintenance, including routine repairs, inspections, and cleaning of common areas. This role supports property operations by troubleshooting maintenance issues, ensuring safety and regulatory compliance, and maintaining overall building functionality and appearance.

Key Responsibilities

  • Perform routine property inspections and coordinate repairs with management
  • Troubleshoot maintenance issues and recommend or implement solutions
  • Complete apartment move-in and move-out inspections and coordinate unit turnover
  • Maintain compliance with policies, regulations, and facility standards
  • Maintain confidentiality and complete assigned duties

Technical Duties

Plumbing: Repair leaks, install or replace faucets, pipes, water heaters, toilets, and garbage disposals

Electrical: Diagnose and repair single-phase electrical systems, outlets, switches, lighting, fans, and climate control systems

Equipment Maintenance: Repair and maintain heating/cooling units and related equipment; document all repairs

Carpentry: Repair doors, windows, cabinets, drywall, roofing, gutters, and building fixtures

Painting & Drywall: Perform touch-ups, painting, and minor drywall repairs

Property & Grounds Maintenance

  • Maintain grounds, including mowing, trimming, watering, and general cleanup
  • Remove snow and apply ice melt to walkways and parking areas
  • Clean common areas and prepare units for occupancy
  • Perform preventative maintenance and maintain inventory of supplies

Operational Support

  • Respond to emergency and on-call maintenance requests as scheduled

  • Prepare buildings for regulatory inspections and complete required repairs

  • Support capital improvement projects and coordinate vendor services

  • Process maintenance requests and manage work orders using computer systems

  • Provide professional customer service to residents, visitors, and vendors

  • Conduct maintenance orientation for new residents

Additional Responsibilities

  • Assist with time management, reporting, and documentation

  • No supervisory responsibilities

Qualifications

  • High school diploma or GED required
  • Minimum 2 years of maintenance experience, or
  • 1 year of experience in electrical, HVAC, or plumbing plus 6 months of trade-related education (electricity, HVAC, plumbing, or carpentry)

Technical Skills

  • Basic computer skills, including email and Microsoft Outlook

  • Ability to use maintenance and work order systems

Licenses & Requirements

  • Valid driver's license
  • Access to a registered and insured vehicle for travel between locations and emergency response
