As we scale our operations in Vietnam, we are looking for a Head of GTM (Go-To-Market) Vietnam to drive our growth strategy, supply expansion, and demand generation.

Role Summary

The Head of GTM Vietnam will be responsible for leading market expansion efforts, optimizing the business model, and ensuring the supply-demand balance for LIVEINs property portfolio. This role requires a strategic thinker with hands-on experience in real estate, sales, and business development, particularly in Vietnams rental market.

Key Responsibilities

Market Expansion & Business Growth

  • Develop and execute GTM strategy to drive business expansion in Vietnam.
  • Identify and acquire new property supply, including independent apartment owners and investors.
  • Optimize revenue models (e.g., master lease, revenue sharing, hybrid models) for scalability.

Supply Acquisition (Apartment Owners & Property Partnerships)

  • Build relationships with property owners, developers, and investors to onboard new assets.
  • Address key concerns of apartment owners and provide tailored solutions.
  • Negotiate and structure management contracts that align with LIVEINs business goals.

Demand Generation (Tenant Acquisition & Retention)

  • Oversee marketing and lead generation efforts to ensure high occupancy rates.
  • Optimize digital marketing, referrals, and partnerships to acquire and retain tenants.
  • Ensure an exceptional tenant experience to drive referrals and long-term retention.

Lead Generation & Pipeline Management

  • Develop and execute lead generation strategies to target both property owners and tenants.
  • Leverage SEO, SEM, social media, email marketing, and partnerships to attract quality leads.
  • Work with digital marketing teams to optimize ad spending and improve lead conversion rates.
  • Establish a lead scoring & nurturing process to improve efficiency in signing property owners.
  • Use data analytics & CRM tools to track lead performance and optimize campaigns.

Strategic Partnerships & Collaboration

  • Develop alliances with real estate agencies, local businesses, and financial institutions to enhance market presence.
  • Engage with government & regulatory bodies to ensure compliance with property leasing laws.
  • Work closely with LIVEINs regional leadership team to align business strategies.

Performance & Financial Metrics

  • Track and analyze supply pipeline, occupancy rates, revenue performance, and marketing efficiency.
  • Ensure cost-effectiveness in operations while achieving profitability targets.
  • Provide market intelligence & competitor analysis to refine business strategies.

Key Qualifications & Requirements

  1. Vietnamese National with strong knowledge of the local rental market.
  2. 6+ years of experience in business development, sales, or real estate operations.
  3. Proven track record in market expansion, GTM strategy, and partnership management.
  4. Experience in real estate, property management, co-living, hospitality, or rental business preferred.
  5. Strong negotiation, stakeholder management, and leadership skills.
  6. Ability to work in a fast-paced startup environment with an entrepreneurial mindset.
  7. Experience in lead generation, digital marketing, and sales pipeline management is a strong plus.
  8. Fluency in Vietnamese & English (both written and spoken).
  9. Comfortable working with data-driven decision-making and financial models
